It consists of 2 main entrances, public small garden and 3 separate
maisonettes.
The last maisonette –at which you’re staying- was developed in August
2015 and all its furniture, matresses, pillows, etc. are brand new.
The house:
Welcome to one of the finest apartments in Athens with a breathtaking 360
view of the city and sea from its extraordinary, private terrace.
Located next to Stavros Niarchos Cultural Park (new National Opera House,
and the National Library.)
The apartment consists of 3-stories: on the 5th floor there is the living
room, WC, storage and laundry room and a fully equipped kitchen.
There is also a huge balcony (30sqm) with a view in the Park, Acropolis and
the sea.
On the 6th floor, there are two separate bedrooms with queen sized beds
and a large bathroom.
On the last floor is one of the best private terraces in Athens; 55sqm with a
breathtaking view to Acropolis, the Park and the sea. There is a kiosk under
which there is a wooden sofa, table and chairs, great for having a breakfast,
or an evening cocktail as well as beach chairs for enjoying a sunbath.
All interior spaces have air-conditioning and hot water 24/7.
You’ll enjoy the treatment of a luxury hotel including the highest quality of linens,
towels and bath robes, professional house cleaning and a fully equipped kitchen.

How to make an espresso using the Gaggia espresso machine
1.Fill the water tank with fresh water
2.Switch on by pressing the first button.
3.Wait 5’ until the light becomes green.
4.Put a large cup and switch the last button until it fills with hot water.
5.Switch the last button off.
6.Insert a coffee pod into the heavy filter holder. Place it in position from left to
right until it fits in.
7.Put a small espresso cup.
8.Switch on the last button until you have the desired portion of espresso.
9.Remove the filter holder.
10.Switch off the first button.
How to use the washing machine
1. Insert your clothes.
2. Fill up the cup with the laundry soap (washing detergent) until the middle.
3. Close the lid.
4. Move the main rotating button to “Γρήγορο πλύσιμο”.
5. If there are few clothes, push the button labeled “Μισή πλύση”.
6. When ready, push the button on the right “Έναρξη (Παύση)” and that’s it.
7. After about 45’ your clothes will be ready.
8. To dry them out, use the drying rack available outside of the entrance door
on the 6th floor.
How to turn on the boiler (in case of a rainy/cloudy day)
1. On the 6th floor there is the electrical switchboard.
2. Find the switch labeled “Boiler” and lift it on.
3. Leave it on for about 20’.
Remember to switch it off before taking a bath.
6. The neighborhood
History
Peisistratou str: Peisistratos, the son of Hippocrates, was a ruler of ancient
Athens. While in power, Peisistratos did not hesitate to confront the
aristocracy, reduce their privileges, confiscate their lands and give them to
the poor. He promoted the cult of Athena as the city's chief deity, and his
measures to increase trade and economic prosperity prepared the way for
Athens preeminence in Greece. With the support of the impoverished
peasants he ruled between 561 and 527 BCE.
Tzitzifies: In the southern suburb of Kallithea lies the downtempo district of
Tzitzifies. The area took it's name from the tree 'tzitzifia', most of which
vanished through the ages. Until the early 70's the shore of Tzitzifies was
the epicentre of the entertainment; the population of Athens, including
every neighborhood and economic class, were strolling south to join the
famous open taverns with live orchestras. For almost 50 years the popular
singers of 'rembetiko' were giving their best efforts to entertain the
multicoloured audience, within a cheap and simple recipe: 'retsina' wine,
fish plates and unlimited dancing. Nowadays the live orchestras have
vanished and most of the taverns have closed or demolished to give their
place to the new era of Athens.
Present days
In 2006, the Stavros Niarchos Foundation announced its plans to fund the
development of the Stavros Niarchos Foundation Cultural Center (SNFCC), a project
that includes the construction and complete outfitting of new facilities for the National
Library of Greece (NLG) and the Greek National Opera (GNO), as well as the creation
of the 170,000 m² Stavros Niarchos Park.
Soon, Athens will have a vast Park that will significantly improve the lives of
all those residing in the capital, Greece will possess state-of-the-art Library
and Opera facilities for the first time, and the world will cherish another
architectural achievement.
7. Moving Around
Public Transportation
Centrally located between the Athenian Riviera (Poseidonos Avenue) and the city center is
considered to be in the perfect spot for an amazing stay in Athens.
You are getting easily to the Center of Athens from station "Tzitzifies" within 30 minutes:
- Trolley number 10 (station "Kallimarmaro")
- Tram Line (final stop "Syntagma")
From the airport just take the X96 express bus (Airport - Piraeus port) and within less than 1h
you exit the nearest stop (Tzitzifies). Then you're about 50meters on foot from the apartment.
Tickets and Fares
A valid ticket is required for all journeys on public transport in Athens. Tickets must be bought
before the start of the journey.
They are sold in kiosks (periptero) and in all Metro stations at the ticket office or at automatic
vending machines. Travel cards are available for frequent users.
The following ticket types and travel cards are available:
Single ticket (€1,20): valid within 70 minutes of validation for multiple trips on all public
transportation and in any direction or single one way ticket, valid for bus, trolley and tram (to
and from Airport and X80 are excluded)
Daily (€4,00): valid for 24 hours of unlimited travel (to and from Airport and X80 are excluded)
5-day ticket (€10,00): valid for 24 hours of unlimited travel (to and from Airport and X80 are
excluded)
3-day tourist ticket (€20,00): Valid for 72 hrs after validation and unlimited travel on all means
of public transport within the metropolitan area of Athens (Buses, Trolley Buses1, Lines 1,2,3 of
METRO2, Tramway and Suburban Railway2,3) and two trips, one from and another one to the
Airport on METRO Line 3 or on the Airport bus lines.
Children under 6 years old travel for free.
Ticket validation:
All tickets must be validated before the start of the journey. There are validation machines
onboard buses, however train and Metro journeys tickets must be validated using machines in
the station – before reaching the platform.
During the journey, a ticket inspector may ask to see the ticket. A passenger without a valid
ticket will be fined 60 times the price of the ticket.

Stavros Niarchos Park
The new entry of Athens city parks features a wide range of trees, plants, water
fountains, paths, playgrounds and open spaces. At the center of the Park is the Great
Lawn, an open space for larger gatherings, which can also function as a venue for
concerts, festivals and films. Beneath the earth is the building that houses the Library
and Opera House, making the hill the green roof for the structure. The summit offers
spectacular 360-degree view.
Floisvos Marina – Averoff Cruiser -Volta Fun Park
Apart of being a harbor for luxury yachts and boats, the Flisvos Marina is a wonderful
place to hangout. There are a number of awesome outdoor and indoor lounge bars
and restaurants overlooking the marina with in the background a view of Kastela cliff.
Before starting your visit to the Flisvos Marina, you may get by foot to the nearby
Trocadero quay where is anchored the Averof cruiser. This unique armored cruiser of
the first half of the 20 century is now functioning as a floating museum. Volta Fun Park
is the main attraction for children in Marina Flisvos. It consists of the "Pirate Ship" and
"Soft toys" playgrounds. A baby trampoline and athletic trampoline, baby boats in a
small artificial lake and a kart track for children. All the attraction are payable and cost
2-5 euros. For the parents tables and chairs are available all around the attraction to sit
and enjoy a coffee while they follow their children.
Athens Riviera
Athens Riviera is called the coastal area of Athens, a 60km route by the sea; a
magnificent terrace of city of Athens to the Saronic Gulf. Athens Riviera is delimited
from Floisvos to Sounio and the Temple of Poseidon. Athens Riviera offers to guests
various choices on restaurants, shopping malls (mostly at Glyfada area), entertainment.
For the swim lovers an ideal choice around the year is the Lake of Vouliagmeni. A rare
geophysical formation of a cave and lake near the sea which creates an ambient
scenery for relaxation and swimming.
