As home prices continue to rise in Reno/Sparks, demand will move east and south. South Reno/Damonte Ranch will be virtually built out within two years, leaving only infill opportunities. Throughout Sparks/Spanish Springs, finished lots are all but gone, with most of the remaining lots vanishing in 2016. In North Valleys, with lot completion costs of $50,000-$60,000, home prices will be pushed up to $400,000. Water costs will also be a major issue in the coming year.
