Against each payment, you shall receive a receipt which clearly specifies the purpose of your payment. Your funds can only be utilized for this purpose & no other. Your investment is asset backed as you become a shareholder in the land acquired for the development of the society. You shall receive a Share Money Certificate allocating you a share in the land, even before construction begins. -Eg. If there are 100 members, then the land is owned proportionately between 100 members only. You will be entitled to Vote on decisions related to the society. The Management Committee is obliged to act only in the best interest of the Members.- You may transfer your membership at any time by replacing yourself with another member & transfer is free. Your money can only be spent according to the purpose for which it was given by you. You get a share money certificate allocating a share of the property to you, even before construction. If the project doesn't get delivered you still have a share money certificate allocating your share in the land. The Management Committee is obliged to act in the best interest of the Society Members. 4- We are regulated by the Registrar of Societies. Member is more Secure. Private Developer Usually more expensive. More hidden costs like PLC, IFMS etc. If you cannot make your payments on time, your unit may be cancelled. You have not right to vote in relation to changes in the project. If project doesn't get delivered it becomes a civil case & you have no right to the property until a decision is reached. Private Developers may act in their own best interest. There is little regulation in this sector. Brand quality established. Owner is less secure.

At Hindusta Heights we endeavour to provide a secure gated community comprising of multiple apartments size to suit all family sizes. The number of apartments shall be finalized once we have received sufficient number of memberships. We intend on offering memberships in the housing scheme on no profit no loss basis. PSU Officers Welfare Society is a registered society under the society's Act, hence all our actions will be taken keeping in mind the best interest of our members. We intend to treat all members equally and make no preferential allotment with respect to the particular floor or location. We hope that all members shall respect the common goal of equal treatment of all members, as we shall not entertain any such requests from any member.
  9. 9. AVAILABILITY OF MEMBERSHIP Memberships shall be approved and allotted purely on a first come first serve basis. PAYMENT SCHEDULE The payment shall comprise of two parts : Land Cost and construction cost. The Land cost amount shall be deposited at the time of booking along with application forms duly filled and accompanying documents. The construction cost amount shall be due as per the construction linked payment plan (CLPP) which will be designed and shared with all members prior to the commencement of construction. All members will be required to strictly adhere to the CLPP. COST ESCALATION The land Cost amount shall be fixed on date. There will no escalation with regards to the Land cost. The Construction Cost amount has been derived based on the estimated price of construction materials in 2015. This estimate also takes into consideration the expert advice from the architects. However, if in case there is any major escalation in the cost of the materials, this will be incorporated into the costing which shall shared proportionately among members. The same shall apply in the case of any additional charge being levied by any competent authority. POSSESSION TIME FRAME Based on the current indications and actions by DDA it is estimated that construction will begin in 2015. The pace of construction is expected to progress swiftly and completion time frame shall be 36-48 months from the start of construction but the same may vary depending upon the clearances and approvals mandated by law and the actions of DDA. SURRENDER OF MEMBERSHIP A member has the option to surrender his/her membership by written application and the procedure of submission of respective documents will begin along with original share certificate. The money shall be refunded in accordance with the following : Share Money : 100 Refund : Full amount received till the date from the member including land cost, construction cost etc, shall be refunded to the original member only after a new member replaces him/her, then only a refund shall be issued as and when. Transfer : A member may transfer his/her membership to any new member at no additional charges. *An NOC will be required before the transfer of any member.
