1;WHAT HAPPENS IF I DON’T PAY FOR THE DEVELOPMENTAL FEE?
The basic amenities will not be given to the house e.g Water, Electricity etc
2;WHEN DO I PAY THE OTHER CHARGES?
Survey and documentation fee will be paid after or with the payment of the land while developmental fee is paid within 20 months of
allocation of the land
3;IS THERE ANY RESTRICTION AS TO THE TYPE OF BUILDING I CAN BUILD?
Yes, you are permitted to build residential houses within the area designated as residential and commercial houses on the area designed as
commercial, provision of shops within residential houses/area and building tenement house type popularly called ‘face me and face you’ are
not allowed
4;IS THERE ANY INTEREST ON THE BALANCE?
There is NO interest on the balance since the installment price is already higher than the outright purchase price
5;CAN I PAY A DEPOSIT AND PAY THE BALANCE ANYTIME WITHIN THE DURATION OF THE TENURE?
No, you are expected at least once in 3 consecutive months basis even after the initial deposit, non payment will lead to outright revocation
6;WHAT HAPPENS IF I CANNOT COMPLETE PAYMENT OR DEFAULT IN THE PAYMENT OF MONTHLY SUBSCRIPTION?
You will get a refund less 20% and N20,000 administrative charges
7;WHAT OTHER DOCUMENTS DO I GET WHEN I FINISH ALL PAYMENTS?
Receipts,Sales invoice, letter of allocation, survey plan and deeds of assignment
8;WHAT DO I GET WHEN I PAY FOR MY PLOT?
Receipts, sales invoice, contract of sale and letter of allocation/provisional allocation letter
30. 9;IS THERE ANY ENCUMBRANCE ON THE LAND AND WHAT TITLE DOES IT HAVE?
There is no government acquisition or interest and no adverse claimant.
10;WHAT OTHER PAYMENT DO I PAY APART FROM THE LAND PAYMENT?
Survey plan Fee: N250,000; Legal Fee/Documentation Fee: 10% of the cost of the land and developmental Fee (Subject to management’s
decision)
11;ARE THESE THE ONLY AMENITIES THE COMPANY WILL PROVIDE?
There are other infrastructure such as Asphalt on the major road, Street lighting, electric poles,drainage, green area,children playground,
football field etc but all these comes at a cost (Ref 9)
12;WHAT IS THE INFRASTRUCTURE THE COMPANY WILL PROVIDE
Perimeter Fence, Good Roads, and Transformers among others
13;WHAT IF A LESSER OR BIGGER PLOT IS ALLOCATED TO ME?
We use professional surveyors for our allocations, such won’t occurs but in the case of bigger or lesser plot. A sum equivalent to the size of
shortage or excess multiplied by the price per square meters will be refunded or demanded.
14;WHAT OF IF I WANT A BIGGER PLOT
Purchasers who desire bigger plots will pay per square meter in relation to excess number of square meter prevaling market price used in
purchasing the land
