 The Department of Student Affairs coordinates and oversees
services and programs designed to enhance your experience both in
and out of the classroom. The Department of Student Affairs is
responsible for housing and residence life, referral counseling,
services for student with disabilities and student development
activities
 The staff of the Department of Student Affairs is committed to helping
students achieve their educational and personal goals through purposeful
programming and professional service. We have several ways that
students can become involved in activities and events that are designed
to develop their leadership skills, learn more about their chosen
profession, share a hobby or common interest and meet classmates. You
will find that the more you put into your experience here at The Art
Institute of Washington, a branch of The Art Institute of Atlanta, the
more you will take away from it. We encourage you to get involved,
volunteer, be your own advocate and make the most out of your college
experience.

QUARTER I CONDUCT VARIOUS WORKSHOPS AND ORGANIZE
THE QUARTERLY JOB FAIR. I ALSO ASSIST STUDENTS WITH
FINDING PART-TIME JOBS, INTERNSHIPS, AND FREELANCE
PROJECTS.
Interpreting Services-
Work with the Deaf and Hard-of-Hearing
students. I also coordinate the ASL interpreters
to make sure all communication needs are met.

American Sign Language, please feel free to ask!

ASSISTANT DIRECTOR OF RESIDENTIAL LIFE
AND HOUSING SERVICES –

 Coordinate and administer the overall
Residential Life Program, including both
student development and operations
components, in assigned residence halls.
 Recruit, select, and train Resident
Assistants; monitor work performance for
accuracy and completeness in
accordance with Department and College
goals and objectives; ensure compliance
of staff with established Residential Life
policies and procedures.
 Develop and implement staff training and
development programs in conjunction
with Dean of Student Affairs and first point
of contact for conduct issues.
RESIDENCE LIFE COORDINATOR
 The Residence Life Coordinator works
collaboratively with the RAs to ensure residents
experience a positive living/learning community.
 Supervise the staff in their building(s)/ Resident
Advisors
 Assist in planning and conducting a
departmental orientation and training workshop
prior to each quarter;
 Provide each Resident Advisor’s individual
development through periodic performance
reviews;

 RLC is responsible for the general supervision and
management of the assigned apartment community.

STUDENT HOUSING LICENSE
AGREEMENT OVERVIEW
1. TERM
 Your license agreement lasts THREE (3) consecutive
quarters
 Summer 2015- Spring 2016

2. OCCUPANCY CHARGE
 $3466 per quarter
 Can be worked into your financial plan
 Subject to increase every (July 1, 2016)
3. LICENSE BREAK PENALTY
 IF THE OCCUPANCY OF THE STUDENT IS TERMINATED DUE TO THE
STUDENT’S WITHDRAWAL FROM SCHOOL, THE STUDENT WILL BE
RESPONSIBLE FOR A ONE QUARTER OCCUPANCY CHARGE. ACCADEMICALLY
TERMINATED OR ADMINISTRATIVELY TERMINATED STUDENTS ARE
RESPONSIBLE FOR A ONE (1) QUARTER OCCUPANCY CHARGE UPON
ACCADEMIC OR ADMINISTRATIVE DISMISSAL. IF THE OCCUPANCY OF THE
STUDENT UNDER THIS AGREEMENT IS TERMINATED FOR ANY REASON OTHER
THAN WITHDRAWAL FROM SCHOOL BY THE STUDENT BEFORE THE END OF
THE TERM SPECIFIED, OR IF THE OCCUPANCY OF THE STUDENT IS
TERMINATED BY AI UNDER PARAGRAPH 7 OF THIS AGREEMENT, THE
STUDENT SHALL BE LIABLE FOR LIQUIDATED DAMAGES FOR EARLY
TERMINATION BASED ON THE LAST DATE OF OCCUPANCY. SUCH LIQUIDATED
DAMAGES WILL BE EQUAL TO THE BALANCE OF THE MONTH FROM THE
LAST DAY OF OCCUPANCY PLUS TWO MONTHS. ANY PREPAID AND UNUSED
AMOUNT OF OCCUPANCY CHARGES IN EXCESS OF SUCH LIQUIDATED DAMAGES
WILL BE REFUNDED PER THE PUBLISHED REFUND POLICY OF AI
APPROXIMATELY THIRTY (30) DAYS AFTER THE EFFECTIVE DATE OF THE
TERMINATION (IN ADDITION TO ANY REFUND FROM THE RENT AND
RESTORATION DEPOSIT UNDER PARAGRAPH 5 BELOW, TO WHICH THE
STUDENT MAY BE ENTITLED.)

If you decide to leave school-
sponsored housing before

of $2310.

4. LICENSE APPLICATION FEE, RESTORATION FEE AND
LICENSE DEPOSIT
$250 due before move-in
$250 refunded upon successful
check out from school-sponsored
housing (apartment cleaned, keys
returned, etc).
5. PERSONAL PROPERTY OF THE
STUDENT
 AIW is not responsible for the personal
property of the students (as a result of fire,
damage, theft or loss)
 GET RENTER’S INSURANCE to protect your
property.
6. PARKING
AiW does not operate, control, or
monitor parking at the apartment
complexes or at the school.

 All students who are bringing their vehicles will have the
opportunity to sign up for an available parking space at their
community.
 Pricing for parking varies depending on location ($50.00-
$90.00 **Depending on housing
location)
 For further questions and inquiries about pricing and availability
for parking, please contact your specific Leasing Office
7. UTILITIES
 AiW pays utilities to school-sponsored housing
 Only reasonable, ordinary and customary usage by the students
is permitted.
 AI reserves the right to charge additional amounts to the
Student(s) assigned to any Unit (jointly and severally) and the
Student agrees to pay or reimburse AI within thirty (30) days of
receipt of AI’s written invoice, the amounts by which the costs of
any one or more of those utility services used in connection with
the Unit during any billing period exceed by more than ten
percent (10%) the average usage of that utility by the other units
in the sponsored housing facility
8. MAINTENANCE
 The student is responsible for maintaining cleanliness of the
assigned unit and ensuring that the unit remains in a safe
condition and in proper repair, throughout the Term of this
Agreement, reasonable wear and tear is expected.
 Access without notice to the Unit for designated maintenance
personnel is permitted as needed 24 hours a day.
9. INSPECTION
 Student will be held responsible for any damage or failure to maintain the
condition of the unit.
 AI will inspect the Unit monthly.
 AI reserves the right for its employees and agents or the owner of the sponsored
housing facility or its employees and agents to inspect any Unit and property at
any time and without notice for any health, safety, or security reasons or to
insure compliance of the Rules and Regulations, or to inspect or perform
maintenance work.
 AI also reserves the rights for its employees or agents to enter the Unit at any
other time if and when the AI Housing staff or any other representative of AI
reasonably and in good faith believes that such entry is necessary (1) to deal
with an emergency affecting the safety of the Unit or of any person, (2) to enforce
the provisions of this Agreement (including the Rules and Regulations) or (3) for
any reasonable purpose.
 Students who do not maintain rooms in acceptable hygiene condition will incur
all costs of cleaning services and may be subject to disciplinary action (i.e. fines).
10. RELOCATION OF STUDENTS/CONSOLIDATION
 AI will have the right to relocate a student at ANY
time (either permanently or temporarily) for:
 (a) incompatibility of roommates
 (b) consolidation
 (c) a need to repair or renovate the Unit
 (d) a good faith judgment of AI that it would be
desirable to reassign students for better
communication, supervision, or general logistical
purposes.
11. RELOCATION CONTINUED
 The Student may be terminated from housing or charged for the
cost of relocation or double the Occupancy Charge, either
permanently or temporarily, for failure to comply immediately
upon notice from AI to prepare for incoming students or
maintenance reasons. If the Student refuses to relocate, AI
reserves the right to move the Student’s belongings without his or
her permission and will defer moving charges to the Student’s
account. Should a problem occur between roommates, the Housing
Staff should be notified promptly in order to resolve the situation
in a timely and effective manner. Relocating the Student to another
unit will be an option if the Housing Staff deems it necessary.
12. DAMAGE OR DESTRUCTION
 In the event of damage by fire or other casualty that renders the
Unit unusable for the purposes intended herein, this Agreement
will continue unless terminated as provided herein. AI may elect
to terminate this Agreement by notifying Student within thirty
(30) days after the date of the damage, and this Agreement will
terminate on the date set forth in such notice. If the Unit is
completely unusable because of a casualty and it is not reported
in thirty (30) days, this Agreement shall terminate. In the event
of such termination, the Deposit and the pro-rated portion of the
Occupancy Charges representing the remaining portion of the
Term of this Agreement shall be returned to Student
13. NO LANDLORD/TENANT RELATIONSHIP
 THE STUDENT ACKNOWLEDGES THAT THIS AGREEMENT IS
INTENDED TO CREATE A LICENSE TO USE THE UNIT AND NOT
TO CREATE A LANDLORD AND TENANT RELATIONSHIP.
STUDENT HEREBY ACKNOWLEDGES THAT IT SHALL NOT
POSSESS ANY RIGHTS AS A TENANT HEREUNDER AND HEREBY
WAIVES ANY RIGHTS OF A TENANT UNDER THE
LANDLORD/TENANT LAWS OF THE STATE WHERE THE
COMPLEX IS LOCATED. The sole right of the Student to use
his/her assigned Unit shall be based upon the license granted in
this Agreement
14. ENTIRE AGREEMENT
 This Agreement (including the Rules and Regulations referred to in Paragraph 9
and the Student Code of Conduct found in the Student Handbook, which are
incorporated herein by reference), constitutes the entire agreement between the
parties hereto with respect to the subject matter and supersedes and all prior
and contemporaneous agreements, whether oral or written. There is no other
representation, understanding, promise or agreement between them except
those set forth above or referenced herein. No modification or amendment to
this Agreement will be effective unless it is in writing and is signed by all parties.
Notwithstanding the foregoing, any amendments to the Rules and Regulations do
not need to be signed by Ai or the Student in order to be effective. Such
amendments need only be posted by Ai in the Common Area at a location chosen
by Ai for posting notices or delivered to the Student by U.S. or electronic mail,
and the Student hereby agrees to abide by any such amendments to the Rules
and Regulations

GUEST POLICY
K. Guests:
A guest is defined as anyone who is not a resident of that specific Unit. All
guests must be at least 18 years of age. Guest visiting hours are:
8:00 AM to 12:00 AM midnight.
Residents shall be responsible and liable for the conduct of their guests and
must remain with their guest at all times. No guests are permitted in the
Unit before or after these hours under any circumstances. In the event a
resident is found to have violated the terms of this paragraph, the resident
may face disciplinary action up to and including termination of the Housing
License and removal from sponsored housing and/or a fine of $100.00 per
day for each day the infraction occurs. The Housing Services Office
reserves the right to deny visiting privileges to anyone at any time, and any
guest may be removed from sponsored housing by the Dean or Director of
Student Affairs of AI or his/her designee.

 Metrobus fare for regular routes is $1.60 using a

disabilities is 80¢ for regular routes, $1.80 on
express routes.
 You must have exact change. Bus operators do
not carry money. Please have your pass, transfer
or exact fare ready when you board.
WHAT DO I DO IF????
…I GET LOCKED OUT OF MY APARTMENT
 DO NOT contact the Leasing Office in your school-
sponsored housing property
 Immediately contact your RA or the RA who is on duty
(contact list will be provided)
 Your RA will respond and retrieve the key to open your
apartment as soon as they are able and let you into your
apartment
 The RA will not leave their copy of the keys with you
…I LOSE MY KEYS?
 DO NOT contact the Leasing Office or concierge
for a new copy of your key.
 Inform your RA or RLC that your keys are lost/stolen.
 Your RLC will put in a request order for a new proxy
card and apartment key with your housing
community (apartment building).
 You will be notified by your RLC or a representative
from the Department of Residential Life and Housing
Services when you can pick up your new key and
proxy card.
 A fee will be applied to the student’s account for the
new proxy card and key.
…MY ACCESS CARD STOPS WORKING?
If your access card does not work and
you cannot get into your building, the
Leasing Office at your apartment
complex.
IF your access card cannot be re-
programmed, please contact your RA.
…I HAVE A FACILITIES CONCERN?
 Facilities concerns include any maintenance concerns or problems within the
apartment (e. g. broken toilet, unavailable hot water, heating/cooling central air
issues, broken garbage disposal).
 Any request to fix maintenance problems are taken care of by your RA.
 Once your RA is notified of the issue, he/she will put in a work order to your
community building.
 DO NOT contact the Leasing Office or concierge unless it is an emergency (e. g.
overflowing toilet, fire).
 In the case of a maintenance emergency always contact the Leasing Office or
Concierge first.
…I AM HAVING A PROBLEM WITH MY CABLE
AND OR INTERNET?
 The Department of Housing Services should be contacted
for any issues concerning cable and/or internet.
 Please email Todd Long or Tara Rhodes at the following
email addresses:

 Provide Todd or Tara with your community building and
apartment number, as well as a brief description about
your cable and/or internet issue and a contact number to
give Comcast.
…I HAVE A ROOMMATE CONCERN?
 Any concerns you may have such as getting along with your roommates,
cleanliness issues, or feeling uncomfortable because your roommates are
violating the rules of Ai housing, contact your RA immediately.
 For issues with roommates, your RA or RLC will schedule a meeting called a
Roommate Mediation to resolve conflicts within the apartment. All residents
within the apartment are required to attend these mandatory meetings. If
you are unable to attend your scheduled meeting, contact your RA or RLC, inform
them why you cannot make it and reschedule for a new date to avoid penalty for
your absence.
 In any case where you witness or feel your roommates are violating any of the Ai
policies (e. g. noise level, drugs, alcohol, pets, paraphernalia) it is your duty to
report the violation to your RA or RLC in order to avoid being penalized!!!!

  • 2.  The Department of Student Affairs coordinates and oversees services and programs designed to enhance your experience both in and out of the classroom. The Department of Student Affairs is responsible for housing and residence life, referral counseling, services for student with disabilities and student development activities  The staff of the Department of Student Affairs is committed to helping students achieve their educational and personal goals through purposeful programming and professional service. We have several ways that students can become involved in activities and events that are designed to develop their leadership skills, learn more about their chosen profession, share a hobby or common interest and meet classmates. You will find that the more you put into your experience here at The Art Institute of Washington, a branch of The Art Institute of Atlanta, the more you will take away from it. We encourage you to get involved, volunteer, be your own advocate and make the most out of your college experience.

DEAN OF STUDENT AFFAIRS- CANDACE DENNIG  Leads Student Affairs department to include Interpretive Services, Student Employment Advisor, Student Support and Disability Services as well as the Office of Residential Life and Student Services which provide student learning and development opportunities: Student Activities, and Student Leadership.  Creates and maintain a safe, healthy, and supportive environment and culture that synthesizes the intellectual, physical, social, emotional, and spiritual development of our students in a holistic way.  Works with the Student Affairs staff, student groups and other members of the College community in developing extracurricular programming assuring integration with the academic life of the institution and encouraging student personal growth and development.  Helps establish a student culture where diversity is encouraged and where students learn to respect differences, take responsibility for their actions, and exercise leadership.

MICHELLE HALLAHAN- STUDENT SUPPORT AND DISABILITY SERVICES COORDINATOR  The Disability and Counseling Services Coordinator develops and facilitate life skill workshops for students in the areas of: Study Skill Strategies, Time Management, Transition from High School to College, Earning the Grades, Developing Collaborative Partnerships with Instructors, Stress Management, Essay Development, Healthy Relationships, School Work Life Balance, and Self-Esteem.

THE DISABILITY AND COUNSELING SERVICES COORDINATOR LINKS STUDENTS TO FOLLOWING COMMUNITY RESOURCES: DEPARTMENT OF SOCIAL SERVICES, ARLINGTON COUNTY HEALTH DEPARTMENT, HOMELESS SHELTER, EMPLOYMENT OFFICE, PSYCHIATRIC/MENTAL HEALTH SERVICES, AND CLINICIANS PROVIDING THERAPY OR COUNSELING. THE DISABILITY AND COUNSELING SERVICES COORDINATOR ENCOURAGES STUDENTS TO USE THE CONFIDENTIAL TALK ONE2ONE STUDENT ASSISTANCE PROGRAM, 24 HOURS A DAY AND 7 DAYS A WEEK AT 888-617-3362. THE DISABILITY AND COUNSELING SERVICES COORDINATOR IS AVAILABLE TO MEET WITH STUDENTS MONDAY THRU FRIDAY 8:00AM TO 5:00PM.   • 7. INTERPRETING SERVICES AND STUDENT EMPLOYMENT ADVISOR  Dru Roney-Roney- Interpreting Services Department  Caryn Viverito-Student Employment Advisor
  • 8. STUDENT EMPLOYMENT ADVISOR- HELP STUDENTS WITH PROFESSIONAL DEVELOPMENT (WRITING RESUMES, COVER LETTERS, PROFESSIONAL REFERENCE LISTS, MOCK INTERVIEWS). THROUGHOUT EACH QUARTER I CONDUCT VARIOUS WORKSHOPS AND ORGANIZE THE QUARTERLY JOB FAIR. I ALSO ASSIST STUDENTS WITH FINDING PART-TIME JOBS, INTERNSHIPS, AND FREELANCE PROJECTS. Interpreting Services- Work with the Deaf and Hard-of-Hearing students. I also coordinate the ASL interpreters to make sure all communication needs are met. If you have any questions about Deaf culture or American Sign Language, please feel free to ask!

ASSISTANT DIRECTOR OF RESIDENTIAL LIFE AND HOUSING SERVICES – TODD LONG, M.ED.,  Coordinate and administer the overall Residential Life Program, including both student development and operations components, in assigned residence halls.  Recruit, select, and train Resident Assistants; monitor work performance for accuracy and completeness in accordance with Department and College goals and objectives; ensure compliance of staff with established Residential Life policies and procedures.  Develop and implement staff training and development programs in conjunction with Dean of Student Affairs and first point of contact for conduct issues.

RESIDENCE LIFE COORDINATOR  RLC is a professional staff member that live in the apartment communities.  RLC is responsible for the general supervision and management of the assigned apartment community.  RLC is responsible for advising, personal and disciplinary counseling, and helping students succeed here at The Art Institute of Washington.

  • 25. 3. LICENSE BREAK PENALTY  IF THE OCCUPANCY OF THE STUDENT IS TERMINATED DUE TO THE STUDENT’S WITHDRAWAL FROM SCHOOL, THE STUDENT WILL BE RESPONSIBLE FOR A ONE QUARTER OCCUPANCY CHARGE. ACCADEMICALLY TERMINATED OR ADMINISTRATIVELY TERMINATED STUDENTS ARE RESPONSIBLE FOR A ONE (1) QUARTER OCCUPANCY CHARGE UPON ACCADEMIC OR ADMINISTRATIVE DISMISSAL. IF THE OCCUPANCY OF THE STUDENT UNDER THIS AGREEMENT IS TERMINATED FOR ANY REASON OTHER THAN WITHDRAWAL FROM SCHOOL BY THE STUDENT BEFORE THE END OF THE TERM SPECIFIED, OR IF THE OCCUPANCY OF THE STUDENT IS TERMINATED BY AI UNDER PARAGRAPH 7 OF THIS AGREEMENT, THE STUDENT SHALL BE LIABLE FOR LIQUIDATED DAMAGES FOR EARLY TERMINATION BASED ON THE LAST DATE OF OCCUPANCY. SUCH LIQUIDATED DAMAGES WILL BE EQUAL TO THE BALANCE OF THE MONTH FROM THE LAST DAY OF OCCUPANCY PLUS TWO MONTHS. ANY PREPAID AND UNUSED AMOUNT OF OCCUPANCY CHARGES IN EXCESS OF SUCH LIQUIDATED DAMAGES WILL BE REFUNDED PER THE PUBLISHED REFUND POLICY OF AI APPROXIMATELY THIRTY (30) DAYS AFTER THE EFFECTIVE DATE OF THE TERMINATION (IN ADDITION TO ANY REFUND FROM THE RENT AND RESTORATION DEPOSIT UNDER PARAGRAPH 5 BELOW, TO WHICH THE STUDENT MAY BE ENTITLED.)
  • 26. WHAT DOES THIS MEAN???? If you decide to leave school- sponsored housing before the conclusion of your license agreement (FOR ANY REASON), you will be assessed a minimum fee of $2310.

  • 29. 4. LICENSE APPLICATION FEE, RESTORATION FEE AND LICENSE DEPOSIT $250 due before move-in $250 refunded upon successful check out from school-sponsored housing (apartment cleaned, keys returned, etc).
  • 30. 5. PERSONAL PROPERTY OF THE STUDENT  AIW is not responsible for the personal property of the students (as a result of fire, damage, theft or loss)  GET RENTER’S INSURANCE to protect your property.
  • 31. 6. PARKING AiW does not operate, control, or monitor parking at the apartment complexes or at the school.
  • 32. …I NEED PARKING?  All students who are bringing their vehicles will have the opportunity to sign up for an available parking space at their community.  Pricing for parking varies depending on location ($50.00- $90.00 **Depending on housing location)  For further questions and inquiries about pricing and availability for parking, please contact your specific Leasing Office
  • 33. 7. UTILITIES  AiW pays utilities to school-sponsored housing  Only reasonable, ordinary and customary usage by the students is permitted.  AI reserves the right to charge additional amounts to the Student(s) assigned to any Unit (jointly and severally) and the Student agrees to pay or reimburse AI within thirty (30) days of receipt of AI’s written invoice, the amounts by which the costs of any one or more of those utility services used in connection with the Unit during any billing period exceed by more than ten percent (10%) the average usage of that utility by the other units in the sponsored housing facility
  • 34. 8. MAINTENANCE  The student is responsible for maintaining cleanliness of the assigned unit and ensuring that the unit remains in a safe condition and in proper repair, throughout the Term of this Agreement, reasonable wear and tear is expected.  Access without notice to the Unit for designated maintenance personnel is permitted as needed 24 hours a day.
  • 35. 9. INSPECTION  Student will be held responsible for any damage or failure to maintain the condition of the unit.  AI will inspect the Unit monthly.  AI reserves the right for its employees and agents or the owner of the sponsored housing facility or its employees and agents to inspect any Unit and property at any time and without notice for any health, safety, or security reasons or to insure compliance of the Rules and Regulations, or to inspect or perform maintenance work.  AI also reserves the rights for its employees or agents to enter the Unit at any other time if and when the AI Housing staff or any other representative of AI reasonably and in good faith believes that such entry is necessary (1) to deal with an emergency affecting the safety of the Unit or of any person, (2) to enforce the provisions of this Agreement (including the Rules and Regulations) or (3) for any reasonable purpose.  Students who do not maintain rooms in acceptable hygiene condition will incur all costs of cleaning services and may be subject to disciplinary action (i.e. fines).
  • 36. 10. RELOCATION OF STUDENTS/CONSOLIDATION  AI will have the right to relocate a student at ANY time (either permanently or temporarily) for:  (a) incompatibility of roommates  (b) consolidation  (c) a need to repair or renovate the Unit  (d) a good faith judgment of AI that it would be desirable to reassign students for better communication, supervision, or general logistical purposes.
  • 37. 11. RELOCATION CONTINUED  The Student may be terminated from housing or charged for the cost of relocation or double the Occupancy Charge, either permanently or temporarily, for failure to comply immediately upon notice from AI to prepare for incoming students or maintenance reasons. If the Student refuses to relocate, AI reserves the right to move the Student’s belongings without his or her permission and will defer moving charges to the Student’s account. Should a problem occur between roommates, the Housing Staff should be notified promptly in order to resolve the situation in a timely and effective manner. Relocating the Student to another unit will be an option if the Housing Staff deems it necessary.
  • 38. 12. DAMAGE OR DESTRUCTION  In the event of damage by fire or other casualty that renders the Unit unusable for the purposes intended herein, this Agreement will continue unless terminated as provided herein. AI may elect to terminate this Agreement by notifying Student within thirty (30) days after the date of the damage, and this Agreement will terminate on the date set forth in such notice. If the Unit is completely unusable because of a casualty and it is not reported in thirty (30) days, this Agreement shall terminate. In the event of such termination, the Deposit and the pro-rated portion of the Occupancy Charges representing the remaining portion of the Term of this Agreement shall be returned to Student
  • 39. 13. NO LANDLORD/TENANT RELATIONSHIP  THE STUDENT ACKNOWLEDGES THAT THIS AGREEMENT IS INTENDED TO CREATE A LICENSE TO USE THE UNIT AND NOT TO CREATE A LANDLORD AND TENANT RELATIONSHIP. STUDENT HEREBY ACKNOWLEDGES THAT IT SHALL NOT POSSESS ANY RIGHTS AS A TENANT HEREUNDER AND HEREBY WAIVES ANY RIGHTS OF A TENANT UNDER THE LANDLORD/TENANT LAWS OF THE STATE WHERE THE COMPLEX IS LOCATED. The sole right of the Student to use his/her assigned Unit shall be based upon the license granted in this Agreement
  • 40. 14. ENTIRE AGREEMENT  This Agreement (including the Rules and Regulations referred to in Paragraph 9 and the Student Code of Conduct found in the Student Handbook, which are incorporated herein by reference), constitutes the entire agreement between the parties hereto with respect to the subject matter and supersedes and all prior and contemporaneous agreements, whether oral or written. There is no other representation, understanding, promise or agreement between them except those set forth above or referenced herein. No modification or amendment to this Agreement will be effective unless it is in writing and is signed by all parties. Notwithstanding the foregoing, any amendments to the Rules and Regulations do not need to be signed by Ai or the Student in order to be effective. Such amendments need only be posted by Ai in the Common Area at a location chosen by Ai for posting notices or delivered to the Student by U.S. or electronic mail, and the Student hereby agrees to abide by any such amendments to the Rules and Regulations

  • 43. GUEST POLICY K. Guests: A guest is defined as anyone who is not a resident of that specific Unit. All guests must be at least 18 years of age. Guest visiting hours are: 8:00 AM to 12:00 AM midnight. Residents shall be responsible and liable for the conduct of their guests and must remain with their guest at all times. No guests are permitted in the Unit before or after these hours under any circumstances. In the event a resident is found to have violated the terms of this paragraph, the resident may face disciplinary action up to and including termination of the Housing License and removal from sponsored housing and/or a fine of $100.00 per day for each day the infraction occurs. The Housing Services Office reserves the right to deny visiting privileges to anyone at any time, and any guest may be removed from sponsored housing by the Dean or Director of Student Affairs of AI or his/her designee.

  • 52. …I GET LOCKED OUT OF MY APARTMENT  DO NOT contact the Leasing Office in your school- sponsored housing property  Immediately contact your RA or the RA who is on duty (contact list will be provided)  Your RA will respond and retrieve the key to open your apartment as soon as they are able and let you into your apartment  The RA will not leave their copy of the keys with you
  • 53. …I LOSE MY KEYS?  DO NOT contact the Leasing Office or concierge for a new copy of your key.  Inform your RA or RLC that your keys are lost/stolen.  Your RLC will put in a request order for a new proxy card and apartment key with your housing community (apartment building).  You will be notified by your RLC or a representative from the Department of Residential Life and Housing Services when you can pick up your new key and proxy card.  A fee will be applied to the student’s account for the new proxy card and key.
  • 54. …MY ACCESS CARD STOPS WORKING? If your access card does not work and you cannot get into your building, the Leasing Office at your apartment complex. IF your access card cannot be re- programmed, please contact your RA.
  • 55. …I HAVE A FACILITIES CONCERN?  Facilities concerns include any maintenance concerns or problems within the apartment (e. g. broken toilet, unavailable hot water, heating/cooling central air issues, broken garbage disposal).  Any request to fix maintenance problems are taken care of by your RA.  Once your RA is notified of the issue, he/she will put in a work order to your community building.  DO NOT contact the Leasing Office or concierge unless it is an emergency (e. g. overflowing toilet, fire).  In the case of a maintenance emergency always contact the Leasing Office or Concierge first.
  • 56. …I AM HAVING A PROBLEM WITH MY CABLE AND OR INTERNET?  The Department of Housing Services should be contacted for any issues concerning cable and/or internet.  Please email Todd Long or Tara Rhodes at the following email addresses:  ToLong@aii.edu or TaRhodes@aii.edu  Provide Todd or Tara with your community building and apartment number, as well as a brief description about your cable and/or internet issue and a contact number to give Comcast.
  • 57. …I HAVE A ROOMMATE CONCERN?  Any concerns you may have such as getting along with your roommates, cleanliness issues, or feeling uncomfortable because your roommates are violating the rules of Ai housing, contact your RA immediately.  For issues with roommates, your RA or RLC will schedule a meeting called a Roommate Mediation to resolve conflicts within the apartment. All residents within the apartment are required to attend these mandatory meetings. If you are unable to attend your scheduled meeting, contact your RA or RLC, inform them why you cannot make it and reschedule for a new date to avoid penalty for your absence.  In any case where you witness or feel your roommates are violating any of the Ai policies (e. g. noise level, drugs, alcohol, pets, paraphernalia) it is your duty to report the violation to your RA or RLC in order to avoid being penalized!!!!
