developer has built access roads in his past projects.

talent to develop the area around the society to make it a
place of convenience.

Do a thorough check of other developers in the area
shortlisted by you.
Take note of the rates, payment schedules, discounts
and delivery time lines
Check views from the apartment, vastu and other
charges like parking, club development etc.

brand of the fitments provided by different developers should
be kept in mind

property card & plans
Property card clearly mentions the name of the owner
of the land. Make sure that property is in the name of
the developer. Do check if the property is jointly or
solely owned.
11. Make required adjustments in the contract
considering the contingency of dispute between both
the partners.
If the buyer is skeptical about the unit or floor plan
shared by the developer then he should check it with
the “building proposal department” of the respective

13. Stamp Paper
Always confirm the originality of stamp paper and only
purchase them from government services like
registration assurance office.
Note that stamp paper expires within 6 months.

15. Survey Number
The Survey/CTS number is the identification number in
the government records to identify a land. All records
related to a property are based on this number.
Stamp duty calculation is done basis this number.
Make sure plot number and survey number are
mentioned in the agreement and all the documents.
