Near City Office Accommodation
There are a number of advantages that the Near City office market offers over the CBD office market including:
 Lower rents: the near city market enjoys office rents that are currently 17%* - 36%* lower than the CBD. Car park rental
rates are currently 56%* lower in the near city market compared to the CBD market
 Better car parking: the average car parks to NLA ratio for the near city office market is 1:50sq m* - 150sq m. This compares
with 1:100sq m* for the CBD
 Quality Office Space: Newer, higher quality office accommodation in the near city office market including 11-15 Breakfast
Creek Road, Newstead (expected completion 2019), K5, Bowen Hills (expected completion in 2018), Southpoint, South
Brisbane (completed in 2016) and Le Bain, Newstead (expected completion in 2019).
Major Tenant Interest in the Brisbane Near City Office Market
Brisbane’s near city office market has experienced a significant upswing in demand in recent years with the presence of a
number of high quality, major tenants already present in the fringe or moving to the fringe from the CBD. Key examples of these
tenants include Bank of Queensland, Virgin Australia, Fujitsu, Lend Lease, Flight Centre and Tatts Group. This move is primarily
a result of superior office accommodation in the near city markets at lower rents and increased efficiency (i.e. larger floor plate
sizes compared with the CBD).
This was highlighted with the Brisbane near city office market experiencing positive absorption. Based upon the latest figures
from the Property Council, the Near City Office Market reordered 15,462 square metres positive net absorption during the 12
months to December 2016. The near city positive absorption was primarily a result of the large take up by Bank of Queensland
and Flight Centre however, also indicates the increasing demand for the near city market.
Capital Markets: Increasing Offshore Investors Particularly in the Near City Market
International investors now own 21% of the Net Lettable Area in the Brisbane office market. A number of these groups have
made their initial purchase within the Brisbane CBD or near city markets. Key offshore investors with recent transactions
include; Mapletree, Hines and Union Investments.

Decreasing Cash Rate: Expected to improve business confidence
The low cash rate (now 1.50% - lowest cash rate in Australian history) is expected to boost the Australian economy and in
turn, the commercial office market.

There are a number of advantages that the Near City office market offers over the CBD office market including:
Brisbane apartments are currently the most affordable in the country
Sydney apartments are currently the least affordable in the country
15,000 apartments expected to be built over the next 4 years
11,000* apartments are currently under construction
24,000 residents expected to move to inner Brisbane over the same period
Actual population growth has historically been higher than forecast
However, approvals of projects have continued to decline due to the declining demand for residential apartments in the
inner-city and near city apartment market.
Unit values increased by a small growth rate of 0.2% over the past 12 months while housing values increased by 4% over
the past 12 months.

Brisbane Residential Apartment Market Summary
The demand for resident apartments in Brisbane is expected to remain muted in the short term due to the current market
conditions and the decreasing limit of lending by banks for apartment investing. Other factors effecting the Brisbane
apartment market include:
Decrease in approvals over the past 12 months
Rental rates for 1-bedroom apartments increased 4.4% over the first six months of 2017

Highgate Hill overlooks the Brisbane River, only 2km southeast of the Central Business District. The area is popular for its
proximity to not only the city, but also South Bank and the trendy area of West End.
The first homes in the area were built on Bellevue Street in the 1860s, with the suburb name being coined in 1864. The
extension of the electric tram route to Highgate Hill in 1902 resulted in the suburb expanding; a trend which continued during
wartime period and into the 1960s. Highgate Hill is now a combination of historic homes and high density residential area with
a current population of 6194 people.
A large percentage of those living in Highgate Hill are attending an educational institution (37.7%). The suburb falls within the
public school catchment zone for Dutton Park State School for Prep to Year 6, and Brisbane State High School for Year 7 to
12. There are a variety of private schools in close proximity, including St. Ita’s Primary School (Dutton Park) and Sommerville
House. The Queensland Government also announced plans for opening new schools in the area to accommodate the increase
in school aged students living in the area. Options for tertiary education are also close by, with the University of Queensland
and QUT only a short distance on foot or via public transport. The general level of education within the suburb is also high,
with 42.2% of residents over the age of 15 having obtained a Bachelor level degree or higher.
South Bank and Dutton Park are the nearest train stations servicing the Highgate Hill area. Public buses are also available,
allowing residents to access the city and surrounds. The ferry at West End is useful for access to Saint Lucia (UQ). Whilst many
people in the area choose to drive to work, parking in the area is somewhat difficult.
There are a number of parks within the suburb,
each with varying facilities. Lyons Playground Park
(Paradise Park) on Paradise Street features
barbeques, a community garden, a half-sized
basketball court, playground equipment, and
unisex/disabled toilets. Views of the city can be
taken in at Highgate Hill Park (off Dornoch
Terrace). This park is also a hot spot for firework
viewing during the popular Riverfire Festival.
A variety of cafes provide service to Highgate Hill
residents, yet the proximity to other popular dining
destinations (West End, Paddington, South Bank)
extend the options and highlights the convenience
of living in Highgate Hill.
Retail options for Highgate Hill are plentiful, with
the Brisbane CBD offering a variety of shops for
residents. Supermarkets and grocery outlets are
available in surrounding suburbs, including West
End.
Highgate Hill features many heritage listed homes, yet controversial actions have been taken by Brisbane City Council in
denying heritage listings to historic houses to make way for more high density developments.

The area is popular for its proximity to not only the city, but also South Bank and the trendy area of West End. The first homes in the area were built on Bellevue Street in the 1860s, with the suburb name being coined in 1864. The extension of the electric tram route to Highgate Hill in 1902 resulted in the suburb expanding; a trend which continued during wartime period and into the 1960s. Highgate Hill is now a combination of historic homes and high density residential area with a current population of 6194 people. A large percentage of those living in Highgate Hill are attending an educational institution (37.7%). The suburb falls within the public school catchment zone for Dutton Park State School for Prep to Year 6, and Brisbane State High School for Year 7 to 12. There are a variety of private schools in close proximity, including St. Ita’s Primary School (Dutton Park) and Sommerville House. The Queensland Government also announced plans for opening new schools in the area to accommodate the increase in school aged students living in the area. Options for tertiary education are also close by, with the University of Queensland and QUT only a short distance on foot or via public transport. The general level of education within the suburb is also high, with 42.2% of residents over the age of 15 having obtained a Bachelor level degree or higher. South Bank and Dutton Park are the nearest train stations servicing the Highgate Hill area. Public buses are also available, allowing residents to access the city and surrounds. The ferry at West End is useful for access to Saint Lucia (UQ). Whilst many people in the area choose to drive to work, parking in the area is somewhat difficult. There are a number of parks within the suburb, each with varying facilities.
