Q: How would you guide
someone looking to buy a
home in need of remodeling?
A: First of all, I would make
sure my client knew exactly
what they were getting into in
regard to the scope of the re-
model.
Are they aware of the scope of
the necessary projects, their as-
sociated costs and the amount
of time it will take to get all the
work done? Will they be able
to live in the house during the
remodel, or do they need to ar-
range for living arrangements
elsewhere? A qualified home
inspection company and the
opinions of the appropriate con-
tractors can help the buyers get
these answers.
The best renovations are the
ones that require mostly cosmet-
ic improvements like painting,
drywall repairs, trim work and
floor refinishing. I’ll often rec-
ommend that buyers stay clear
of houses with significant issues:
any structural or foundation
problems, for example.
Whenever possible, it’s almost
always more cost-effective for
the homeowner to do some of the
work themselves. They can save
a lot of money if they are the do-
it-yourself type, but they must
know what they’re doing.
Lastly, they need to know how
they will pay for their remodel.
Should they apply for a renova-
tion (“203k rehab”) loan, or will
they have the funds available
after the closing, or should they
take out a home equity loan af-
terwards? Talking to a mortgage
professional will help guide the
buyer in the right direction.
