Mata Rocks Resort is located 1.5 miles south of downtown San Pedro on Ambergris Caye in Belize. This well maintained ocean
front property is one of the top boutique resorts on the island. The resort has stunning views of the second largest barrier reef in
the world and Caribbean sea. The property has 17 rooms, bar, swimming pool, office building and laundry room. The resort is
located on the main paved north-south road. providing retail opportunities with traffic increasing annually in this area. A second
lot measuring 50 x 50 directly behind the current resort was purchased and has been cleared for development. Current building
codes provides for 5 story construction which allows for expansion of the resort with ocean view rooms.

The full service bar is footstep away from the ocean. Currently serving local tropical cocktails, wine, beer, and snack foods. The
