Subject:Plan to reduce the delay on the building schedule
Introduction
Leatty, a major property developer, has built several projects in China since there is a building
boom. The project they are now working on, started to get out of control. It has a two month
delay on the first twelve months and is sixteen per cent over the budget. A pair of project
managers and a pair of project sponsor are now involved to devise a new strategy to overcome
these two problems. The team attempts to improve the information exchange between the
different departments and the co-ordination of tasks, the team morale and a straightforward
culture for employees. The aim is to use the recommendations to overcome these problems for
later stages.
Visiting the building site
Firstly, we advise to visit the building site more often. The departments in Canada and
Germany have a lot of influence on the site, but are not often present at the site. By visiting
the building site, the three departments can discuss difficulties face to face instead of talking
through internet with meetings on bothersome times for one or two departments, due to
different time zones. Another point by visiting the building site, the several department can
view the problems by its own, which makes it more simple to search for solutions.
A positive relationship
Secondly, the communication between the departments is difficult due to cultural differences.
To overcome these differences, the departments have to visit each other to understand each
other more. As result from the delays and overspending the budget, the moral started to
decline, which can result in more delay and overspend. By promoting the positive points of
the building, they can reduce the decreasing moral.
2. Open work environment
The communication between employees seems to be very closed. To receive valuable
feedback from employees and subcontractors, Leatty have to create an open friendly
environment, to make sure that employees openly can talk about the problems and risks
during the construction of the building. Leatty will achieve this by do not penalize, but reward
employees who give their feedback on the construction. Leatty can use this feedback to
improve these negative points.
Needs a better preparation
Lastly,Leatty need to have a better preparation for their construction. Many problems can be
seen in the early stage, for example the heatwaves during the summer, the climate China has,
heatwaves during the summer are not a rare symptom and can be taken in advantage making
the building schedule. They also needed to choose their subcontractors more carefully, they
need to take a look at the subcontractors history and finances.By chosen subcontractors more
carefully, problems with suppliers would not arise.
Conclusion and recommendations
Some of these recommendations seems a little late, but others can as soon as possible be
implemented. By visiting each other and the building site, the three different departments get
to know each other and have more sympathy to each other. An open work environment will
create a more efficient manner of work. Better preparation will result in a more cost- and
time-efficient result. Implementing these recommendations in later stages of the construction
will reduce the delay and the overspending of the budget.
