What IPS Does
4. GFC (Global Financial Crisis)
1st point – As we all know, after the GFC (which can be dated as of August 9, 2007),
U.S. home values plummeted, trillions of dollars were lost on the global financial markets & the financial
system was at the point of collapse.
The bursting of the U.S. (United States) housing bubble, which peaked in 2006, caused the values
of securities tied to U.S. real estate pricing to plummet, damaging financial institutions globally.
3rd point – Some States were hit harder than others. The property markets that were hit the hardest
were California, Arizona, Nevada, Detroit and Florida.
The property values in some areas dropped to almost 75% of their original value before the GFC. The problem
was the banks lent and wrote risky loans to consumers on variable rates & variable terms . The banks also
lent at 125% LTV (loan to value) of the home values, meaning when you signed and closed on your property
the bank would actually give you, the buyer a check back. These were insane banking practices that led to the
GFC and that thankfully no longer exist.
The families that owned these homes could no longer pay on their mortgages as they lost jobs & income.
Many were forced to foreclose and literally hand in their keys to the banks. Today the banks have changed
their lending practices and it is much harder for people to borrow money. This is a major reason most rent
today and are actually happy renting. The rental market is a select market in the USA is very beneficial for
offshore investors.
There are close to 320 million US residents living in the States today, that’s a lot of potential renters.
