Australian Mortgage Delinquencies by
Postcode - 2012
Summary
This report is a postcode-focused supplement to our latest regional-focused delinquency
report, titled “Australian Residential Mortgage Delinquencies to Stabilize after a Slight
Decline, but Regional Disparity Persists”.
Postcode analysis has several well-known deficiencies, including the fact it is difficult to
apply meaningful analytical judgment at such a granular level. However, in response to
investor requests, we have produced a postcode delinquency table for the 100 poorest
performing regions. A more comprehensive table detailing all postcodes which have 400 or
more loans, can be downloaded here.
For each postcode, we calculate the 30-plus day delinquency rate by dividing the loans under
this category by the total of all loans for that postcode. The data was obtained from RMBS
deals and warehouses, representing over AUD114.6 billion worth of mortgages, in more
than 2,700 different postcodes.
To ensure that results are meaningful, we have excluded postcodes with less than 400 loans,
leaving AUD83.8 billion worth of mortgages in 560 postcodes.
This report lists the 100 poorest performing postcodes, among the 560 postcodes which have
at least 400 residential mortgage loans. Of the 10 worst performing postcodes, five were
around Sydney, the capital of New South Wales; three were in Queensland’s tourism-
dependent Gold Coast and Far North regions, and one was in Western Australia and one in
Victoria.
The worst performing postcode, with 5.33% delinquencies, was 4212 in the Gold Coast,
which encompasses the suburbs of Helensvale, Hope Island and Sanctuary Cove.
Generally, loans that are delinquent have higher weighted average loan-to-value (LTV) ratios
and larger average loan balances than all other loans within the same postcode. For example,
in the previously mentioned 4212 postcode, its loans taken as a whole, have a weighted
average LTV ratio of 63.2% and an average loan balance of AUD251,206. However, loans
which are 30-plus days delinquent in that postcode, have a weighted average LTV of 74.6%
and loan balance of AUD389,657.

Postcode analysis has several well-known deficiencies, including the fact it is difficult to apply meaningful analytical judgment at such a granular level. However, in response to investor requests, we have produced a postcode delinquency table for the 100 poorest performing regions. A more comprehensive table detailing all postcodes which have 400 or more loans, can be downloaded here. For each postcode, we calculate the 30-plus day delinquency rate by dividing the loans under this category by the total of all loans for that postcode. The data was obtained from RMBS deals and warehouses, representing over AUD114.6 billion worth of mortgages, in more than 2,700 different postcodes. To ensure that results are meaningful, we have excluded postcodes with less than 400 loans, leaving AUD83.8 billion worth of mortgages in 560 postcodes. This report lists the 100 poorest performing postcodes, among the 560 postcodes which have at least 400 residential mortgage loans. Of the 10 worst performing postcodes, five were around Sydney, the capital of New South Wales; three were in Queensland’s tourism- dependent Gold Coast and Far North regions, and one was in Western Australia and one in Victoria. The worst performing postcode, with 5.33% delinquencies, was 4212 in the Gold Coast, which encompasses the suburbs of Helensvale, Hope Island and Sanctuary Cove. Generally, loans that are delinquent have higher weighted average loan-to-value (LTV) ratios and larger average loan balances than all other loans within the same postcode. For example, in the previously mentioned 4212 postcode, its loans taken as a whole, have a weighted average LTV ratio of 63.2% and an average loan balance of AUD251,206. However, loans which are 30-plus days delinquent in that postcode, have a weighted average LTV of 74.6% and loan balance of AUD389,657.
