Booking
Booking of commercial or residential space need to be made on prescribed application forms duly signed by the applicant
and submitted to the sales department together with booking money.
Allotment
Allotments will be made based on a first-come-first-served basis, but those buyers who pay a higher down payment will be
given more preference. The allotment will be issued on company letterhead. Purchase agreements will be signed once 50%
of the total payment has been received from the purchaser.
Mode of Payment
Unless otherwise specified, all payments must be made to Ananta Real Estate Ltd. through Ac payee bank cheque, bank
draft or pay order, for which receipts will be issued. Without an appropriate receipt, the company may not be responsible
for cash payments. Paying foreign exchange through the bank is permitted for both foreigners and non-residents in
Bangladesh. A conversion into taka will be made at the rate prevailing at the Bangladesh Bank at the time.
Schedule of Payment
The buyers are responsible for following the mutually agreed schedule of payments of installments to ensure timely
completion of the construction. Upon a delay in payment, the buyer will be liable for a delay compensation on the amount
of the delayed payment. There shall be no more than two delays allowed for a buyer. If the payment is delayed beyond 60
days, the company may revoke the allocation by a written notice within 1 week.
Cancellation
Upon cancellation of the booking by the client before making the full down payment within the scheduled timeframe,
money already paid by the client shall not be refunded.
If the client wishes to cancel the booking after paying the booking amount and at least 1 subsequent installment within the
stipulated time, the money already paid by the buyer will be refunded after resale of the commercial space/shop/
apartment and collection of refundable amount from the next allotment.
If the buyer chooses, the money can be refunded within 6 months of cancellation after deducting the fine fee 5 (five) lakhs
only. The same refund rules will apply to buyers who, due to personal reasons, can voluntarily cancel their reservation at any
time after 3 months of their allotment
Allocation of Car Park
Selection of Car Parks for the commercial space/restaurant will be done on a “first paid, first served” basis. A buyer can
choose or confirm preferred car park from the available free parking spots only after full payment of all installments and
subject to availability.
TERMS &
CONDITION
Completion
The completion of the project can be affected by unavoidable circumstances beyond the control of company like natural
calamity, political disturbance, strikes, civil commotions, non-availability of materials, nonpayment of installments in time
by buyers and any other force majeure.
Allotment Transfer
Until full payment of all installments, the buyer shall not have the right to transfer the allotment to a third party. Moreover,
Transfer Fee should be payable to the Developer for transfer of allotment to a third party at any point of time before
registration of the apartment. A 10% gain fees will be payable to developer for any sales avobe the cost of purchase by the
client (at actual paid to developer).
Registration Cost
The purchaser/ allotted shall bear all costs relating to VAT/Tax on land and registration fee, stamp duties, legal and other
govt charges of space/shop/apartment including the related incidental expenses.
Utility Connection
Connection fees, security deposits and other charges and costs relating to Gas, Power Connections, water & Sewerage are
not included in the price. The buyer shall pay the utility connection charges to the company as and when required.
Owners' Association
The buyer must undertake to become a member of the Owners' Association that will be formed by the purchaser of the
commercial space/shop/apartment for maintenance, welfare and management of the whole Building. Each purchaser must
pay monthly fees/ deposit to the association fund as would be decided by the association.
The company reserves the right to accept or reject any application without assigning any reason whatsoever.
Buyers are liable to pay for any change or modification in specifications requested by them. Company reserves the
right to refuse any such request that may affect building façade, exterior and service systems, etc.
The Company reserves the right to modify the standard specifications and features due to non-availability, shortage
of supply, hike of market price, architectural consultant's suggestion or overall standardization/benefit of the project.
The Company reserves the right to revise the prices in light of the contemporary Market standard in unanticipated
cases of exorbitant price escalation of building materials, massive economic deflation, or, such substantial changes
in the financial scenario.

Without an appropriate receipt, the company may not be responsible for cash payments. Paying foreign exchange through the bank is permitted for both foreigners and non-residents in Bangladesh. A conversion into taka will be made at the rate prevailing at the Bangladesh Bank at the time. Schedule of Payment The buyers are responsible for following the mutually agreed schedule of payments of installments to ensure timely completion of the construction. Upon a delay in payment, the buyer will be liable for a delay compensation on the amount of the delayed payment. There shall be no more than two delays allowed for a buyer. If the payment is delayed beyond 60 days, the company may revoke the allocation by a written notice within 1 week. Cancellation Upon cancellation of the booking by the client before making the full down payment within the scheduled timeframe, money already paid by the client shall not be refunded. If the client wishes to cancel the booking after paying the booking amount and at least 1 subsequent installment within the stipulated time, the money already paid by the buyer will be refunded after resale of the commercial space/shop/ apartment and collection of refundable amount from the next allotment. If the buyer chooses, the money can be refunded within 6 months of cancellation after deducting the fine fee 5 (five) lakhs only. The same refund rules will apply to buyers who, due to personal reasons, can voluntarily cancel their reservation at any time after 3 months of their allotment Allocation of Car Park Selection of Car Parks for the commercial space/restaurant will be done on a “first paid, first served” basis. A buyer can choose or confirm preferred car park from the available free parking spots only after full payment of all installments and subject to availability. TERMS & CONDITION

Completion The completion of the project can be affected by unavoidable circumstances beyond the control of company like natural calamity, political disturbance, strikes, civil commotions, non-availability of materials, nonpayment of installments in time by buyers and any other force majeure. Allotment Transfer Until full payment of all installments, the buyer shall not have the right to transfer the allotment to a third party. Moreover, Transfer Fee should be payable to the Developer for transfer of allotment to a third party at any point of time before registration of the apartment. A 10% gain fees will be payable to developer for any sales avobe the cost of purchase by the client (at actual paid to developer). Registration Cost The purchaser/ allotted shall bear all costs relating to VAT/Tax on land and registration fee, stamp duties, legal and other govt charges of space/shop/apartment including the related incidental expenses. Utility Connection Connection fees, security deposits and other charges and costs relating to Gas, Power Connections, water & Sewerage are not included in the price. The buyer shall pay the utility connection charges to the company as and when required. Owners' Association The buyer must undertake to become a member of the Owners' Association that will be formed by the purchaser of the commercial space/shop/apartment for maintenance, welfare and management of the whole Building. Each purchaser must pay monthly fees/ deposit to the association fund as would be decided by the association. The company reserves the right to accept or reject any application without assigning any reason whatsoever. Buyers are liable to pay for any change or modification in specifications requested by them. Company reserves the right to refuse any such request that may affect building façade, exterior and service systems, etc. The Company reserves the right to modify the standard specifications and features due to non-availability, shortage of supply, hike of market price, architectural consultant's suggestion or overall standardization/benefit of the project. The Company reserves the right to revise the prices in light of the contemporary Market standard in unanticipated cases of exorbitant price escalation of building materials, massive economic deflation, or, such substantial changes in the financial scenario.
