While this simplifies things, remember your goal is to get the best price AND the best terms in your market during the time you are selling. There are a lot of variables that are constantly changing and your needs are not necessarily the same as buyers' needs.
Remember that the price isn't the entire deal either.
Listen to your broker, keep educated, have patience and make your best reasonable, unemotional decisions.
