Understanding the Strong Points of Industrial
                 Buildings
The real estate industry is not just about residential property and commercial property. Industrial
property is a huge part of the real estate industry. This is perfectly understandable because
industrial buildings are very lucrative for investors who choose to build and give out these
buildings for rent. Again, these buildings are vital to commerce and industry because they are
used for manufacturing and other industrial purposes.

For the investor, it is important to understand that buildings for industrial use cannot be located
in residential areas. For optimum benefit, these buildings need to be sited in industrial areas.
There are cases where a particular area may be designated a commercial/industrial area. In
such cases, investors in the property market can site buildings for industrial use in these areas
with a dual classification.

It is also very important to construct industrial buildings the right way. As a rule, buildings for
industrial use need to be constructed in accordance with the rules. This means that the building
should be located on a large expanse of land and the whole complex needs to be properly
fenced. There should be adequate provision for the disposal of industrial waste because
most manufacturing firms produce some waste material. If possible, there should be room for
expansion on the grounds of the building. This is a smart move on the part of the owner of the
building because it will add value to the property. Again, a building for industrial use needs to
have excellent drainage facilities, a reliable source of water supply and 24-hour power supply.
These are great selling points and these things will make the owner of the building get great
value for the property in question.

On the part of the company or the individual renting the building, things like location and
optimum value are very important. In the building is located in an area with good access roads,
this will definitely make it more attractive. Again, the building needs to be close to be accessible
to the central business district or the market place for the manufactured goods. There is no
point in renting or leasing a building in a very remote part of town. The principle of location of
industries makes it clear that a factory needs to be located relatively close to the source of raw
material and the market place for finished goods.

Finally, the best bet for the person renting a building for industrial use is the long-term lease.
This is more cost effective than renting a building annually. The advantage of buildings for
industrial use is that it benefits the owner and the person renting or leasing the property.
