HEARTLAND, Texas (September 16, 2010) – Hillwood broke ground today on the next phase of
its 2,000-acre Heartland residential community in Kaufman County. Construction on the next
phase, which includes 111 lots on 20 acres, is scheduled to be completed by the end of the
year. Homes in the next phase will be built by D.R. Horton, History Maker Homes and J Houston
Homes and will range in price from $100,000 to $200,000.
Future plans also call for a new splash park to be completed at Heartland in June 2011.
“With its amenities, location, schools and value, Heartland has been one of the bright spots
in terms of residential sales in North Texas,” said Elaine Ford, vice president of Hillwood
Residential. “Hillwood felt the timing is right to provide new lots to our builders to meet that
demand.”
Heartland has been the most active community in North Texas from Q3 2009 to Q2 2010
with 246 housing starts. Overall Heartland has added 3,500 residents over the past four years.
Heartland is located on the south side of Interstate 20 at FM 741, approximately 20 miles
southeast of downtown Dallas. The community is in the Crandall Independent School District.
Over the past 18 months, Hillwood also has developed more lots in North Texas than any
other development company. In addition to the 111 lots being developed in this phase of
Heartland, Hillwood developed 40 lots in its Twin Creeks community in Allen earlier this year
and 78 lots at its Heritage community in Fort Worth last fall.
Hillwood also recently purchased the 468-acre Rocky Creek Ranch residential community in
southwest Austin. The community already has 151 completed lots and can accommodate
another 241 lots. Rocky Creek Ranch will open in the first quarter of 2011, when the new entry
is scheduled to be completed and the model homes will be available to tour.
In 2009 Heartland was named Community of the Year by the Home Builders Association of
Greater Dallas. The award was presented in part due to some of the unique and successful
programs in place at Heartland. The Hometown Heroes program rewards teachers, firemen and
police officers with price incentives on new homes. The resident referral program has resulted in
more than 70 referrals over the past two years.
Hillwood also has made a long-term commitment to Crandall ISD. In addition to the seven
school sites in Heartland, students from the school district helped design the community’s trail
2. system, which received the Award of Excellence from the Texas Chapter of the American
Society of Landscape Architects.
Hillwood also established the Heartland Education Foundation, which supports programs in
Crandall ISD schools through a fund generated by ½ of one percent of every real estate
transaction in the community. Last year at the opening of Betty Walker Elementary School, the
first of seven schools in Heartland, Hillwood donated $500,000 to the school. The same will be
done for each of the next six schools that will be built there.
All of the school sites in Heartland have been strategically located at the center of residential
and trail spaces to allow children easy access. This innovative land plan allows children to walk
to schools rather than being driven, a positive impact for safety, convenience and the
environment. Hillwood also is working on implementing “Walking Carpools” in the community.
