  2. 2. A Successful Sale is 90% Preparation As your listing agent, our job is to know your house, inside and out
  3. 3. #1 Research – we review Property Profiles, Title Reports, & Assessor records for accuracy Be prepared to explain any differences or resolve other issues Great source for liens or easements
  4. 4. #2 Property History – a biography of the property makes for a compelling story and piques the interest of a buyer Remember Mom said.. “Don’t write on the walls”
  5. 5. #3 Finalize Property Disclosures – a buyer is more willing to forgive and accept most items if disclosed in advance. Completing all of the property disclosures in advance provides the agent with a biography of the house and can uncover any issues that may need to be disclosed to the buyers
  6. 6. #4 Inspections – uncovering issues early in the transactions allows you the opportunity to negotiate responsibility. Find it out later and you will be resolving it. Some Cities require inspections before a sale can occur. It is very important to do this before you accept a contract to know the scope of work to be done or permits required.
