The Ropemaker Place is 20-storey office building developed by British Land and designed by Arup Associates. Over 80,000sqm gross internal floor spaces accommodate professional and financial service occupiers includingThe Bank of Tokyo-Mitsubishi UFJ. Instructed by the client, British Land. Sustainability was the key philosophy of the development. Well presented roof terraces, tilted glass façade and many other sustainable features set the Ropemaker apart from other iconic buildings in London.
The Ropemaker is known to be the most sustainable development receiving BREEAM ‘Excellent’ and LEED ‘Platinum’ ratings, which is the first office building in London to achieve do so. In order to achieve this, Ropemaker Place has relied on array of renewable and passive strategies such as PV panels, hot water panels and rainwater harvesting. Collected rainwater is used flashing toilets. Tilting glass facades reduce solar gains hence, less energy use to cool the building. The roof terraces also play a excellent roles. In total 60% (over 1,850sq m) of available roof spaces is green roof which is very rare in London. Roof garden offer a habitat for wild life and at the same time provide an attractive refuge to occupiers in the bustling city of London.It functions as an essential building element by absorbing rainwater, providing insulations, preventing heat isolations and enhancing building appearances. Furthermore, ashes from the biomass boiler will be used as a fertilizer reducing waste production during use of building. These extensive energy saving efforts awarded with Energy Performance Certificate ‘B’ Rating which is incredibly difficult to achieve for an office building.
The main architectural firm used was Arup whom taking a formerly consented design from Gensier and redeveloping it achieved planning consent which lead to its completion.Other Architects involved were Robert Townsend Landscape Architects whom were responsible for the 50,000 Square feet of landscaped roof gardens presented on floors 8-12-16 and 20 which are fully accessible and designed for business and social use as well as especially plotted Flora to attract natures finest Fauna.The project described by Arup as being conceived from a simplified Chinese puzzle where the sum of the parts defines the whole.At first glance the structure is noted for its use of glass and off square plot which has been incorporated into the shape of the building, However, There is much more to The Ropemaker.
Arup and Townsend were solely in charge of design and construction with the roof gardens being spoken of as quality unparalleled in the city. Built with sustainability in mind, bespoke aspects of the build made by Arup have set The Ropemaker apart from other builds of the same time. Arup's approach to in house design of façade components, furniture and fittings is what makes Arup stand out. One such item is the facade, Each made up of modular sections is a storey high of insulated cassettes which at each face are angled either into or away from the sun to prevent or induce solar gain dependent on the season. Reducing cooling costs by 27 percent in comparison to a flat facade. Another is the Wave form ceiling found at the entrance to the building. The Facades: The facade plays a major role in mitigating heat gain into the office system. so whilst appearing to be a glass building, the design of the facade reduces energy consumption using a number of techniques, such as optimising the vision panel in size and orientation to perform its necessary functions - daylight, view and thermal perfection and the tilting of the glass.The tilting is manifested on the East and West facades as the vision panels facing towards the North, the panels on the South tilt outwards, responding to the suns height in the sky. Tilting the glass away from the sun uses the inherent shading and the glass's natural reflectivity to redirect the suns heat away from the interior space; whilst this technique increases the surface of the facade the highly insulated protection enclosure does not significantly detract from the energy saving of this feature.Air Conditioning: Free cooling and high efficiency energy recovery are used to minimise the energy consumption of the air conditioning systems. Free cooling is the use of outside air to directly cool the building or the building systems. Energy recovery systems are used throughout the building systems to capture heating and cooling energy already expended and to recover heat form computers etc. that has been liberated to the buildings environment.The thermal wheels are used in Ropemaker are approximately 40% more efficient than equivalent energy recovery devices. In winter, these capture the heat in exhaust air and ore-heat the fresh air, and in hot weather the cooler inside are is used to ore-cool the incoming hot air. These efficient devices also mean that fresher are can be supplied to the building, increasing the healthiness of the buildings.Water & Heating:Central chilled water is provided by four water cooled chillers using zero ozone depletion 134a refrigerants. These are the highest efficiency of chillers available on the market, and give 12kW of cooling for every 1kW of electricity used.Five sets of duplicate pumps installed within the chillers room circulate chilled water through pipe work distribution systems to basement and roof mounted air handling units, office and dealer floor metered termination points, landlords fan coil units, including water cooled chillers and pumps. Chilled water is supplied at 7.5oC flow and 13oC return. These are set to e as high as possible to maximise the CoP of the chilling systems and minimise unwanted condensation on the air systems, but low enough to allow the are conditioning systems to dehumidify supply air is necessary.One 1200kW biomass boiler and two duel fuel boilers (gas or liquid bio fuel) each at 1200kW are installed on the lower basement level with a space provision for future boiler installation. The biomass boiler is fuelled with solid wood pellets, manufactured from sustainable wood source and fed through Archimedes screw feed from the delivery tank at grade level. The dual fuel boilers require the burners to be swapped in order to change fuels.Primary and Secondary heating circuits serve the heating distribution system. The primary heating circuit consists of boilers, primary pumps, thermal store, valves, heating pipework and all ancillaries. The secondary heating circuit consists of a five set of duplicate pump set serving the following areas, Landlord Heating System, Office AHU Heating System, Tenants Heating System, HWS Primary Heating system (Level 1-3) and HWS Primary Heating System (Level 4-20).Electricity: The building is provided with two incoming supplies (each comprising of two cables) derived from EDF Energy's 11,000 volt distribution network via two independent EDF primary sub-stations (Finsbury Market and Beech Street Respectively).During normal operating conditions, both primary supply cables will share the total building load i.e., each cable will handle approximately 50% of the load. In the event of a fault on one of the supply cables, the load will automatically shift into the remaining supply cable, without loss of power to the building.There are 75m2 monocrystalline photovoltaic panels installed on the roof, in the 6 moths April - September 2010, the PV's generated 13,097 kWh of energy.
