As a potential Buyer, you really want your interests represented: agent will negotiate hard on your behalf, focus on services that benefit you, knowledgeable about the things that are important to a Buyer, You need a Buyer’s Agent to work with and for you!Sure, any agent can ride you around and show you homes. But, if you wantrepresentation, you do need to create that mutual agreement, in writing. Thisprotects you and creates a better incentive for the agent to do a good job.Who pays your agent? Usually the seller pays the fee not you.
  4. 4. Steps to Get Started 1. Determine your budget and how much you can afford. 2. Get pre-approved for a mortgage. • When applying, you’ll most likely need to furnish: Two most recent pay stubs. W-2 forms for the past two years. Federal tax returns for the past two years. Last two months bank statements. Long-term debt information such as credit cards, auto loans etc.
  5. 5. Getting ApprovedA lender will check your credit to see if you’re a good candidate for aloan.If your credit rating is poor, there are things you can do to improve it. Make sure the report is correct. If not, call to fix it. Begin to pay your bills on time. Use two to four credit cards so you can keep track of them. Keep a separate checking and savings account. Keep the same job for a few years.
  6. 6. Pre-Approved vs. Pre-Qualified Pre-Approved: confirmation the lender will give you a commitment to support your purchase. Pre-Qualified: an estimate of what you can afford. Being pre-approved makes you a more attractive candidate to the seller when making an offer.

Preparing the offer…  As your buyer’s agent, I will work to:  Prepare an offer that will meet your needs and provide a solid basis for negotiating with the seller.  Apply information from the Competitive Market Analysis that will determine a realistic offer.  I will present your written offer to the sellers and negotiate on your behalf.  The sellers will have the choice of: >Accepting your offer as presented >Rejecting it completely >Countering it I will communicate to you the seller’s response and, if necessary, suggest further negotiating options.
