7.6 Curtain cleaning in the room every six months Landlord / Tenant / Share

TERMS AND CONDITIONS (ROOM RENTAL)
THE TENANT HEREBY AGREED AS FOLLOWS:
7.8 Rent. To pay the rent and charges described above punctually every month on or before the start
of each month, without demand from the Landlord. If the tenant omits to perform or observe any
agreement condition or stipulation on their part herein contained, including non-payment of rental
within 3 days from the due date, it shall be deemed lawful for the Landlord or the appointed agent at
any time thereafter to enter and re-possess the room and dispose the belongings from the room. There
upon this agreement shall absolutely cease, deposit will be forfeited and tenant shall not have any
claims from the Landlord. Grace period of another 2 days may be given if the tenant has informed the
Landlord about the late payment with good reason.
7.9 Immigration requirements. To ensure the occupants comply with all applicable laws for entering
and staying in Singapore. At any other time, if the tenant fails to extend or produce the valid documents
to legally reside in Singapore, there upon this agreement shall absolutely cease.
7.10 Visitors. Visitor(s) Only Occasional visitors is allowed If allowed, visitor(s) may not stay overnight
in the premises without the prior consent by the landlord. Additional charge at $10/night is payable
for the duration. Travel documents must be submitted to the landlord. Tenant will be responsible for
any occupants and ensure that they comply with all applicable laws for entering & staying in Singapore.
This provides buffer to allow to offset utilities or other charges that might incurred
7.11 Cooking / Light Cooking Only
Tenant should clean up the kitchen area after each cooking or meals. No dirty culinary should be left
in the sink overnight. Throw all the trash.
7.12 Aircon. The Landlord or its representative(s) may seek to enter the room for Investigation if tenant
Is suspected for irresponsible or excessive usage of Aircon (e.g., did not switch off aircon while not in
the room). Do not Use Aircon in the living and dining hall, need approval if need to use, this is the
responsibility of the person who turned it on. Fair usage or complaint will be investigated and any cost
to be compensated by the responsible tenant. No smoking in the unit, if smoking needs to do chemical
cleaning for aircon ($120-$180 depending aircon capacity)
7.13 Personal items. The tenant shall bear the cost of own personal items such as bed linen, clothes
hanger, tower, culinary, etc. Tenant may Seek to share the cost with other tenants on shared items like
iron & ironing board, clothes drying rack, cooker or other culinary, etc
7.14 Maid Cleaning. Tenant shall bear (share) the costs of any additional maid cleaning
7.15 Access to the premises or Viewing of Room.
1) Access to the premises. To permit the Landlord or its representatives to access the premises
between (10am – 9.30pm) without Prior notice for purposes of maid cleaning, repair works,
routine inspection, investigation, viewing of premises or other room’s purpose of letting,
selling. Landlord may only inform the tenant such activity does require access to the room
(except for investigation) where the tenant is staying.
2) Viewing of Room. Upon Sering termination notice or one month before expiry, to permit the
Landlord or its representatives to bring interested parties to view and said premises or Rooms
for the purpose letting. As daily viewing can be expected during the last 7 days, short notice
(within same day) will only be given. Please keep the room clean and tidy. Viewing Time Slot
allocated will be from 10am – 10pm.
7.16 Access Card. To keep the access card safe and secure Access Card Deposit is $200/- per card
(inclusive in room deposit). Any loss of the original access card the deposit will be forfeited and loss of
room key will be $50/-. Forgot room key will be charged $30/- per door open service.
Access card deposit will be returned when room tenant checks out and return the original access card
with no damage and no illegal cloning.
Unauthorised cloning of access card is strictly forbidden and subject to penalty for replacement of
original card and deemed a fraudulent act punishable by law. Please note that replacement card
waiting time could be anything between 1 weeks to 1 months and caused a lot of inconvenience to all
parties. Access card deposit is inclusive from rent deposit
7:17 To use the said premise for private residence only and not for any unlawful or immoral purposes
7.18 Not to inconvenience or become a nuisance or annoyance to adjoining occupiers / neighbours.
7.19 Not to assign or sublet the said room or premises without the consent of the Landlord
7.20 Repair Cost. To be responsible and pay for the cost of all repairs and routine maintenance,
fixtures, air-con and furniture, cleaning of the curtains within the room except for the initial 10 days
on the start on this agreement. Tenants are to report any fault on fixtures, air-con, furniture in the
room within 10 days on the start of this agreement. Landlord may or may not repair such fault,
depending on severity and such report of fault will serve as a record for tenant exit clearance. Landlord
is to be responsible for repair and routine maintenance of fixtures, air-con, appliances and Furniture
in the common area, except those caused by the tenant’s wilful act, default or negligence, in which
case the responsibility falls on the Implicated tenant(s).
7.21 Volume of all audio & video equipment must be kept low such as not to disturb adjoining tenants.
This is especially true for any in-room equipment.
7.22 To maintain fair share of electricity cost and Fair usage of the washing machine, dryer and cloth
drying hanger is expected. Switch off the lights and aircon when not in premises. Tenant will be
penalised if caught not turning off aircon while not in premises.
7.23 No drilling of holes, installation of fixtures or driving nails in the walls are allowed without the
consent of the landlord. Restoration of the wall paint (full painting of wall) is the responsibility of the
tenant if any peeling resulted out of usage of any adhesive on wall, otherwise the cost of such work
will be deducted from the deposit.
7.24 No live-in pet is allowed in the room or common area at all time
7.25 Outgoing Charges. The tenant is responsible for outgoing charges like the cleaning of the rooms,
curtains, furniture and fixtures or pay for the charges of it upon the expiry of this agreement. Such
costs may also include pro-rated aircon cleaning charge, painting on wall or other damages on the
fixtures / fittings / furniture that incurred during the stay in the room. This may also include

  • 2. TERMS AND CONDITIONS (ROOM RENTAL) THE TENANT HEREBY AGREED AS FOLLOWS: 7.8 Rent. To pay the rent and charges described above punctually every month on or before the start of each month, without demand from the Landlord. If the tenant omits to perform or observe any agreement condition or stipulation on their part herein contained, including non-payment of rental within 3 days from the due date, it shall be deemed lawful for the Landlord or the appointed agent at any time thereafter to enter and re-possess the room and dispose the belongings from the room. There upon this agreement shall absolutely cease, deposit will be forfeited and tenant shall not have any claims from the Landlord. Grace period of another 2 days may be given if the tenant has informed the Landlord about the late payment with good reason. 7.9 Immigration requirements. To ensure the occupants comply with all applicable laws for entering and staying in Singapore. At any other time, if the tenant fails to extend or produce the valid documents to legally reside in Singapore, there upon this agreement shall absolutely cease. 7.10 Visitors. Visitor(s) Only Occasional visitors is allowed If allowed, visitor(s) may not stay overnight in the premises without the prior consent by the landlord. Additional charge at $10/night is payable for the duration. Travel documents must be submitted to the landlord. Tenant will be responsible for any occupants and ensure that they comply with all applicable laws for entering & staying in Singapore. This provides buffer to allow to offset utilities or other charges that might incurred 7.11 Cooking / Light Cooking Only Tenant should clean up the kitchen area after each cooking or meals. No dirty culinary should be left in the sink overnight. Throw all the trash. 7.12 Aircon. The Landlord or its representative(s) may seek to enter the room for Investigation if tenant Is suspected for irresponsible or excessive usage of Aircon (e.g., did not switch off aircon while not in the room). Do not Use Aircon in the living and dining hall, need approval if need to use, this is the responsibility of the person who turned it on. Fair usage or complaint will be investigated and any cost to be compensated by the responsible tenant. No smoking in the unit, if smoking needs to do chemical cleaning for aircon ($120-$180 depending aircon capacity) 7.13 Personal items. The tenant shall bear the cost of own personal items such as bed linen, clothes hanger, tower, culinary, etc. Tenant may Seek to share the cost with other tenants on shared items like iron & ironing board, clothes drying rack, cooker or other culinary, etc 7.14 Maid Cleaning. Tenant shall bear (share) the costs of any additional maid cleaning 7.15 Access to the premises or Viewing of Room. 1) Access to the premises. To permit the Landlord or its representatives to access the premises between (10am – 9.30pm) without Prior notice for purposes of maid cleaning, repair works, routine inspection, investigation, viewing of premises or other room’s purpose of letting, selling. Landlord may only inform the tenant such activity does require access to the room (except for investigation) where the tenant is staying. 2) Viewing of Room. Upon Sering termination notice or one month before expiry, to permit the Landlord or its representatives to bring interested parties to view and said premises or Rooms for the purpose letting. As daily viewing can be expected during the last 7 days, short notice (within same day) will only be given. Please keep the room clean and tidy. Viewing Time Slot allocated will be from 10am – 10pm.
  • 3. 7.16 Access Card. To keep the access card safe and secure Access Card Deposit is $200/- per card (inclusive in room deposit). Any loss of the original access card the deposit will be forfeited and loss of room key will be $50/-. Forgot room key will be charged $30/- per door open service. Access card deposit will be returned when room tenant checks out and return the original access card with no damage and no illegal cloning. Unauthorised cloning of access card is strictly forbidden and subject to penalty for replacement of original card and deemed a fraudulent act punishable by law. Please note that replacement card waiting time could be anything between 1 weeks to 1 months and caused a lot of inconvenience to all parties. Access card deposit is inclusive from rent deposit 7:17 To use the said premise for private residence only and not for any unlawful or immoral purposes 7.18 Not to inconvenience or become a nuisance or annoyance to adjoining occupiers / neighbours. 7.19 Not to assign or sublet the said room or premises without the consent of the Landlord 7.20 Repair Cost. To be responsible and pay for the cost of all repairs and routine maintenance, fixtures, air-con and furniture, cleaning of the curtains within the room except for the initial 10 days on the start on this agreement. Tenants are to report any fault on fixtures, air-con, furniture in the room within 10 days on the start of this agreement. Landlord may or may not repair such fault, depending on severity and such report of fault will serve as a record for tenant exit clearance. Landlord is to be responsible for repair and routine maintenance of fixtures, air-con, appliances and Furniture in the common area, except those caused by the tenant’s wilful act, default or negligence, in which case the responsibility falls on the Implicated tenant(s). 7.21 Volume of all audio & video equipment must be kept low such as not to disturb adjoining tenants. This is especially true for any in-room equipment. 7.22 To maintain fair share of electricity cost and Fair usage of the washing machine, dryer and cloth drying hanger is expected. Switch off the lights and aircon when not in premises. Tenant will be penalised if caught not turning off aircon while not in premises. 7.23 No drilling of holes, installation of fixtures or driving nails in the walls are allowed without the consent of the landlord. Restoration of the wall paint (full painting of wall) is the responsibility of the tenant if any peeling resulted out of usage of any adhesive on wall, otherwise the cost of such work will be deducted from the deposit. 7.24 No live-in pet is allowed in the room or common area at all time 7.25 Outgoing Charges. The tenant is responsible for outgoing charges like the cleaning of the rooms, curtains, furniture and fixtures or pay for the charges of it upon the expiry of this agreement. Such costs may also include pro-rated aircon cleaning charge, painting on wall or other damages on the fixtures / fittings / furniture that incurred during the stay in the room.
