  2. 2. Create a Plan 50 Ways to Profit on your Next Project introduces you to several finding methods. Don’t try and do them all at once! Select 4 or 5 methods and get started with them. Some of the ways will take time to develop as you will need to build a relationship. Some of the ways can bring you quick results. All of the ways require you to take action. So put a plan together! Decide when you are going to work real estate. Many of the finding ways have getting the owner’s contact information from one source and then contacting the owner. So plan when and how you will contact the owner. Will you knock on their door? Send them a letter? Call them on the phone? Tip Tip Action Put your plan into writing. Hold yourself accountable for how many hours a week you will work. Answer your phone! Don’t make it hard for people to find you. Get back to people as soon as you can. Select a few finding ways and create a plan. Define how much time you will devote to finding properties each week. Be flexible - if a method isn’t generating leads then select a new one.   3. 3. Select an Area Have a specific area that you will work with. You will find yourself driving your target area a few hours each week. Your goal is to become an expert on your target area including property valuation. When you hear of a deal going for a certain price you want to know immediately the potential value of the deal. Selecting a specific target area allows you to build closer relationships with your local network. Tip Tip Action To be effective try and select a target area with a 30 minute driving radius. Spend a couple of weekends going to open houses in your target area. Know the value of homes in good condition. Get to know your target area. Drive the area and stop to talk to people. Use your real estate agent to help you get started in seeing properties for sale. Start now to become an expert on your target area. Target Area
  4. 4. Start Talking! Everyone you know or meet is a potential “way” to find properties. As you review the 50 Ways you will see that part of networking is in finding the best or most efficient methods for you to use. Experienced investors can often tell you stories when a property “found” them because they were out and involved in other finding methods. Keep pushing yourself even if you are working outside of your comfort zone. Tip Tip Action Ask the extra question - “who do you know that might be interested” or “might help”? Not everyone knows they are a lead source. Help them develop into the resource that you need. Get to know your target area. Drive the area and stop to talk to people.   5. 5. Code Enforcement When a property lands on the Code Enforcement List it can indicate that there is an opportunity for a real estate investor. Does the owner have a cash flow problem? Is there a problem tenant in place? Does the owner have other investments and doesn’t have time to properly manage the property? Remember - we like properties that need repair so this can be an excellent method of finding motivated sellers. Action Contact the city and get a copy of properties that are in violation.   6. 6. Tax Sale Tax Sales occur due to non payment of taxes to the county. Tax Sales are controlled by state and county law. Some sales will be for the actual property while other sales will be for a tax lien. With a tax lien you are basically loaning the government money in exchange for the ability to collect interest when the taxes are paid or for the ability to foreclose on the property. You should contact the owner prior to the tax sale and determine if there is an opportunity for you to purchase the property. Action Determine when the Tax Sale occurs in your area. Contact the owner before the sale and see what help you can offer. Government Ways
  7. 7. Probate Probate is used to resolve all of the claims associated with the death of an individual. Real estate is often part of the proceedings and typically sold in order to liquidate the estate. As an investor you can help the Executor of the estate in the quick sale of the property. Especially when the Executor lives in a different State or the property needs significant repairs or updating. Action Visit the County Court House and go to the probate department. Review the files for the past few months and see if there is a property in the estate. If so contact the Executor. Government Ways
  8. 8. Surplus Sale Government Surplus Sales can have properties for sale. Often the properties are commercial but other properties can find their way into Government ownership and are declared surplus. Action Search on-line and see what properties your State or County have for sale. Government Ways
  9. 9. Fire Department Accidents are part of life. In the case of a house fire the property may only be partially damaged. The fire department will have a record of all recent fires. Owners will often have insurance issues that they can’t afford to wait on. Contact the owner and see what their situation is and if they need you to make an offer on the property.   10. 10. HUD HUD receives homes due to defaults upon FHA insured loans. HUD then makes the homes available to buyers. One unique aspect of a HUD listing is that it typically includes a property condition report. HUD pays for an inspector to review the property and provide an estimate of the cost of repairs. A HUD home isn’t necessarily a bargain but HUD makes it vary easy to find their properties. Action Search on-line and see what properties are available in your investing area. Government Ways

  14. 14. Eviction Court At times landlords will have to evict a tenant. Owning rental properties isn’t for everyone and an eviction may have an owner reconsidering their investment strategy. Attending the Eviction Court allows you to make contact with the owner and find out more about the property. Action Attend an Eviction Court and get a “feel” for the process.   15. 15. Section 8 Landlords Your timing can be perfect when contacting a landlord with a property for rent. Section 8 is a government program where the government pays a significant portion or all of the rent directly to the landlord. All landlords enjoy collecting monthly rent checks. Their investment enthusiasm can change when the checks stop and it’s time to make repairs again. Look for listings through your local Public Housing Authority (go to hud.gov to find) or use Craigslist.org to find apartments for rent. Action Get online and find Section 8 properties for rent. Open your mouth and start talking to your friends and associates! You may find properties and sources of money. Think of Facebook. How hard would it be to post that you saw a great investment property and see what kind of comments you receive. Action Start talking to your family, friends, and acquaintances. Real estate goals can change over time and they may be rethinking their strategy. Contacting the owner of a rental property can help you find deals as well as increasing your real estate network. Houses that have been boarded up are also an opportunity and show that the owner isn’t currently working on the property. Contact the owner and see what they are doing with the property. You can often find the owner information on the County Records site or do a records search at the courthouse. Action Drive your target area and see what properties are boarded up. This allows you to discuss the condition of the property and help them understand the real market value. You can find FSBO properties online or by driving through your target area.   21. 21. Public Speaking Are you a member of any clubs or civic groups. These can be great ways to network and let people know who you are. Give your opinion at a public planning or development meeting. How do you feel about a proposed zoning change? There are numerous opportunities to meet with real estate developers and others that can help you find properties and expand your network.   22. 22. Bandit Signs Have you seen all of those signs offering to buy homes for cash? Have you ever called one? Turns out the person on the other end of the phone is an investor as well. Spend some time talking to them and see what they might have to offer. Do they have any properties to sell or are they aware of any other deals that they don’t have time to pursue. If you want to put up your own bandit signs just be aware of the local sign ordnances. After all you are putting your own phone number on the sign. Business cards are inexpensive and several sites exist that let you design your own - even with a real estate theme. Create more than one business card so that you can have different messages depending upon who you are talking to. Several services exist such as CraigsList that let you post an online ad for free. Take a look at your local ads and see if anyone else is posting ads. They might be a source of properties as well. Each State has their own laws but public notice in a newspaper is typically a requirement. You can gather leads from the newspaper or there are numerous services that will provide you with a mailing list for a fee.   37. 37. REO Properties REO or Bank Owned Properties may be listed on the bank’s website. Typically banks will engage a Realtor and the property will appear on the Multiple Listing Service. However, going directly to a bank’s website can be an effective “filtering” so that you are only looking at assets owned by a specific bank. Not all banks are easy to work with so this is an effective method of finding the properties of a specific seller. Action Look at the websites of your local bank and see if the have a section on properties for sale. Contact the agent to see how flexible the bank has shown to be. Online
  38. 38. Absentee Owners Some title companies and several online services will provide you with a list of owners who do not live in the specific property. Absentee Owners are often landlords and may be interested in selling their property. Out of State owners are a specific niche that can be effective to market to. Action Select your source for Absentee Owner leads and coordinate your efforts with your other marketing options - then initiate contact and see how you can help by indicating that your are in the market to buy properties like theirs.   39. 39. Investor’s Clubs Join a local real estate investor club or two. Investor clubs put you with like minded people focused on real estate. You can find people selling properties as well as professionals such as agents, title companies, insurance agents and more. Not all clubs are vibrant or helpful. Attend a meeting and see what you find. If you can’t find a club consider starting your own. Do a Google search for clubs in your area or try sites like Meetup.com Action Do a search on Google for “your city” real estate investment clubs. When you find one give the organizer a call and make a connection. Then attend a meeting! Real Estate Professionals
  40. 40. Real Estate Agent Real Estate Agents have access to an extensive amount of real estate information. Agents can provide listings based upon specific “keywords” such as fixer, TLC, repairs, and handyman. Your agent should be willing to provide you with listings and also with property valuations (comps). Not every agent wants to work with investors as we require effort and performance. Realize that you may go through a couple of agents before you find the “right” one. Action Sometimes it’s best to call the main phone number at a real estate brokerage and ask for an agent that specializes in investment / fixer properties.
