Below is the latest resale market figures for August in Greater Toronto Area which inlcude both the 416 and 905 region. There has been a reduction in Sales for August from last year at this time however it should be noted that last year was the second highest year in the history of the Toronto Real Estate Board. Personally I continue to be quite bullish about the Toronto market as I am noticing more the ever, a more suburban City turning into a more urban City: Larger population and immigration, making homes more expensive and expanding upward.

The number of new listings reported in August was down by 5.5 per cent compared to the same period in 2011.Toronto Employment Growthi i “Residential transactions were down in August compared to last year. Stricter mortgage July 2012 t 0.9% lending guidelines, which came into effect in July, arguably played a role. In the City of 7,330 Toronto, the additional impact of relatively higher home prices coupled with the upfront 6,418Toronto Unemployment Rate cost associated with the City’s Land Transfer Tax led to a stronger annual decline in sales July 2012 u 8.5% compared to the rest of the GTA,” said Toronto Real Estate Board (TREB) President Ann Hannah. iiInflation (Yr./Yr. CPI Growth) The average selling price for August 2012 transactions was $479,095 – up by almost 6.5 per July 2012 u 1.3% cent compared to August 2011. The annual rate of price growth was driven by the low-rise August 2012 August 2011 home segment in the City of Toronto, including single-detached homes with an average iii annual price increase of 15 per cent. The MLS® Home Price Index (MLS® HPI)* compositeBank of Canada Overnight Rate index, which allows for an apples-to-apples comparison of benchmark home prices from August 2012 q 1.0% one year to the next, was up by 6.3 per cent year-over-year.
