  7. 7. Long Term Solution <ul><li>JNNURM mandatory reform – 20 -25% of every housing project to be of small, affordable houses. Necessary to workout rules and modification. </li></ul><ul><li>Technological intervention – to bring down cost of construction. </li></ul><ul><li>Legal intervention – to bring down cost of land ( e.g. by granting more FSI). </li></ul><ul><li>Maximum FSI along metro/ bus rapid transit corridors. </li></ul><ul><li>Affordable – having townships in 4-5 peri-urban areas like Lonvala, Talegaon, Daund, Saswad which are on the local suburban train route. Govt. of India willing to support 40,000 houses in Phase I </li></ul>

Decisions expected from State Government. <ul><li>A bank guarantee of 2.5% amount of cost of construction of rehabilitation. </li></ul><ul><li>The entire permissible insitu FAR can be permitted for purely residential/residential + commercial/ purely commercial and / or users as otherwise permissible in DC rules. </li></ul><ul><li>If the developer does not desire to consume the full permissible in – situ FAR on the same site, in such case the free sale component partly or fully shall be granted in the form of Slum TDR. </li></ul><ul><li>TDR – Zone - A 1:2, Zone B – 1:2.5 and Zone – C & D – 1:3.0 PMC </li></ul><ul><li>TDR - Zone – A,B,C & D – 1:4.0 PCMC </li></ul>
