Scope of WorkConceptual design for a mixed-use retail/office/and residential high-rise project for the Asian Pacific Enterprise Valley-Phase III sitelocated in the Nanping district of Chongqing, China. The site is adjacent to phase I – II and across Yatai street is a new Kempinski Hoteland office tower attached to the Chongqing convention center.Design ConceptThe site is located in the Nanping district of Chongqing overlooking the Yangtze River to the north. The project totals 246,000m2 andwill provide 46,000m2 of retail/office space and 200,000m2 of luxury residences in 5 high rise buildings ranging from 22 floors to 55floors.The sloping topography requires a unique solution and strategy for integrating the retail/office space so that the pedestrian can easilycirculate through the project and stay connected to the Yatai Street. Cascading and floating bars of saleable space is weaved around aninternal pedestrian street that connects the eleven levels. The office space located at the top of these floating bars covers the internalopen air street at various intervals to provide shade for the hot sun in Chongqing. The residential towers are located at various levelsabove the retail/office portion and are connected by a series of parkway paths to allow for a restful landscaped area between the tow-ers. A central spine of water defines the border between the public retail/office and private towers and cascades down into the internalstreet below to offer a cooling environment for the pedestrians. A large sloped parking garage is situated under the retail space andprovides easy vertical connections to the public space above. 7 22F 2 T2 35F 35F 1 45F 1 T1 1 T4 T3 8LEGEND 55F1 RESIDENTIAL2 KING TOWER 3 GARAGE ENTRANCE3 SUPER TOWER4 COMMERCIAL T5 5 65 PADESTRIAN PLAZA6 PADESTRIAN INTERNAL STREET7 COMMUNITY CLUB 48 LANDSACPE & WATER FEATURE RESIDENTIAL ENTRANCE COMMERCIAL ENTRANCE COMMERCIAL ENTRANCE COMMERCIAL ENTRANCE GARAGE ENTRANCE O J M R ARCHITECTS 5 0 1 s f a i r f a x a v e n u e s u i t e 2 0 2 l o s a n g e l e s c a 9 0 0 3 6 p 3 2 3 . 9 3 1 . 1 0 0 7 w w w.o j m r a r ch i te cts.n e t

Design ConceptThis two-level 25,000 square foot medical office building with two levels of subterranean parking was set into a sloping lot overlooking a public golfcourse in Orange County, CA. The constraints of a pinched elongated rectangular site and a severely sloping topography enforced a solution for asimple steel and glass office block over a concrete parking slab burried into the hillside. The traffic flow into and out of the site dictated the orientationof the vehicular ramping system, parking slabs, and the location of the vertical circulation core. ProgramEstablished as part of the Westchester fabric in the 1930’s, the Westchester Lutheran church has continued to grow and expand, founding a school inthe 1950’s and building a new, modern sanctuary in the 1960’s. Half a century after the school was opened, the Church asked OJMR-Architects to mas-ter plan a new facility that would bring classroom sizes up to modern standards, relocate the middle school to the campus after existing on anothersite in Westchester for 30 years, and plan a gymnasium/theatre space. The program calls for 62,000 square feet of new floor area, 18 classrooms, administration offices, media/computer lab, library, art studios, and a gymnasium/theatre space.Design ConceptThe existing multi-level topography, the long triangular site, and the location of the sanctuary building create a unique condition in which a newnarrow 2 story building will bridge across the existing parking/vehicular circulation and integrate into the landscape/playground space of the lowercampus a full story below the main level of the church. A metaphorical linking of site/program and educational philosophy is made through this bridgeof learning. The vertical stacking of classrooms is divided by age groups. Kindergarten and 1st grade are on the ground level while the 5th and 6thgrades are on the top floor. As the kids graduate to the middle school their classrooms are located on the south side away from the younger children. A linear exterior circulationzone connects the classrooms and provides shading along the east side of the building while exterior open flexible spaces provide shade relief to thefacade along the west.
