EquityThe equity requirement for Centro Residences may vary depending onthe financing and terms of payment that a client may avail.a) For Clients who shall avail of unit/s with Bank Financing through accredited banks of Wee Comm – Equity is at 25% of the Total Contract Price.b) a) For Clients who shall avail of unit/s via Cash/Deferred Cash Payments or via independent bank financing – Equity is at 24% of the Total Selling Price.

Difference between Selling Price and Contract Price1) Selling Price refers to the selling price of a unit without additional charges such as Bank Fees or Legal and Miscellaneous Fees.2) Contract Price refers to the selling price of a unit with additional charges such as Bank Fees or Legal and Miscellaneous Fees.All clients of Centro Residences are subject to Legal and Miscellaneous Fees orLMF. While Bank Fees are only applicable for clients who wish to avail of BankFinancing through accredited Bank of Wee Comm.Please note that clients who wish to avail of independent financing from otherbanks shall still be required to pay bank fees as dictacted by the banks of his/herchoice.
  33. 33. Composition of Legal and Miscellaneous FeesThe LMF is computed at 5.5% of the Selling Price. They are collected inadvanced by Wee Comm in behalf of the clients to cover expenses priorto move-in. LMF is composed of the following Fees:1) Transfer Costs a) Transfer Tax b) BIR Documentary Stamps c) RD Registration d) Notarial Fee e) IT Fee f) Processing Fee2) Utility Costs3) Fire Extinguisher4) HOA Membership Fee
  34. 34. Composition of Bank FeesThe Bank Fees are computed at 3% of the Selling Price. They arecollected in advanced by Wee Comm in behalf of the clients to coverexpenses prior to loan take-out. Bank Fees are composed of thefollowing Fees:1) Documentary Stamps based on PN (Loan Value)2) Bank Facilitation Fees3) Notarial Fees4) Mortgage Redemption Insurance (MRI)5) Fire Insurance6) Bank Registration Fees
  35. 35. Legal and Miscellaneous Fees and Bank FeesThe LMF and Bank Fees are based on current industry rates and maychange prior to the turnover of the units. In the event that the costs ofthe LMF or the Bank Fees exceed the provisions set by Wee Comm, aSales Circular regarding the adjustments shall be issued to the clientsaccordingly.Non-payment of LMF and Bank Fees may result to Wee Comm’srefusal in turning over the unit to the client even if the client has paid forthe equity based on the net selling price of the unit.

Equity Payment TermsCurrently, Centro Residences Units are offered at a 30 month equityterm based on either 25% of the Total Contract Price or 24% of the TotalSelling Price + Legal and Miscellaneous Fees.For all reservations from March – May 2013 – Equity Term is at 30monthsFor all reservations from June – August 2013 – Equity Term is at 27monthsFor all reservations from September – November 2013 – Equity Term isat 24 monthsFor all reservations from December 2013 – February 2014 – EquityTerm is at 21 months

Payment on the BalanceThe Balance of the unit may either be based on 75% of the TotalContract Price or 76% of the Total Selling Price depending on the termsof payment availed by the client.Clients may settle the balance of their units through:1) Accredited Banks of Wee Comm2) Cash or Deferred Cash Payments3) Loans from other banksThe interest rates indicated in the pricelist are based on current bankindustry rates. They may change without prior notice.

Initial Documentary RequirementsUpon Reservation, client must submit the following completely filled-upforms:1) Reservation Agreement2) Buyer’s Information Sheet3) Signed Counselling FormFailure of the client to submit all documents fully filled-up may cause theinvalidity of his/her reservation.Only authorized Wee Comm employees may sign on the reservationdocuments. Clients who fail to have his or her balance taken-out mustpay continouos monthly amortization based on 14% interest rate.
  39. 39. Complete Documentary RequirementsComplete Documentary Requirements are encouraged to be submittedThirty (30) days from date of reservation. Clients are required to submitthe following documents:1) Proof of Income a) Locally Employed 1. Certificate of Employment 2. Latest Payslips (3 months) 3. Income Tax Return b) Self-employed 1. Business Permit 2. Financial Statement 3. Income Tax Return 4. Bank Statement
