Antoitalia Press Release, October 9, 2012 | Shop in Milan's Piazza Duomo sold for 39 million euros

  1. 1. PRESS RELEASEANTOITALIA’S JOINT VENTURE WITH SVILUPPO NEGOZI HANDLES THE SALE OF A SHOP INMILAN’S PIAZZA DUOMO FOR A PRICE OF 39 MILLION EUROSAnother trophy asset is added to the transactions managed by the Milan-based real estateagency companyOctober 9, 2012 – Antoitalia High-Street Retail, the joint venture between Antoitalia andSviluppo Negozi, were the advisors and agents for the sale of a retail shop located in PiazzaDuomo (the Cathedral square) in Milan. The buyer is Gruppo Statuto. The deal wascompleted after two years of negotiations, for a sale price of 39 million euros. The propertyhas a floor surface area of 160 sq m on the ground floor, plus 230 sq m in the basement. The retail shop enjoys an outstanding location, under the porticos of Piazza Duomo, with itsentrance and windows facing the square, just a few steps from the major flagship stores inCorso Vittorio Emanuele. The strategic value of the transaction is further enhanced by thebuyer, Gruppo Statuto, which already owns the building above the shop. Through thisacquisition, the building acquires a “shop-window” on Piazza Duomo, and it becomes ahighly appealing space for fashion and luxury brands and labels. The transaction adds valueto the entire building and turns it into a real trophy asset. The building has now a floorsurface area of approximately 9,000 sq m, including the recently-bought retail space. The transaction is the expression of an “anti-cyclical” market trend, which is typical ofproperties with specific features, in terms of both the intrinsic value of the asset and of itspotential yield. Even in a market heavily affected by the current economic and financialcrisis, some prestigious properties in exceptional locations still remain an interestingproduct sought after by investors. Antoitalia has always operated with a specific focus onthis type of assets and over the years it has managed to achieve a leadership position intransactions involving trophy assets. In the commercial real estate sector, and especially in high-street and luxury street retail,Milan has further enhanced its role in the last few years as an “international window” forfashion and luxury labels. Italian and foreign brands are constantly on the lookout for retailspaces for their flagship stores in top locations in the centre of Milan, in the main highstreets and fashion streets. In Piazza Duomo, in the Fashion District (the Quadrilatero, including via Montenapoleone and via della Spiga), in Galleria Vittorio Emanuele and inCorso Vittorio Emanuele, the demand for retail space to lease always exceeds supply.Antoitalia meets the needs of this specific segment with its joint venture Antoitalia High-Street Retail, which offers advisory and agency services to companies seeking retail outletsin top locations in Italy and abroad. Some of the most recent transactions handled in Milaninclude the new Zara Home outlet store in corso Venezia e the Promod store in piazzaDuomo. www.antoitalia.it
