PRE- SALES Pre-qualification PRE-SALES COMMISSIONING SERVICES Building Commissioning The process of new building commissioning begins at the onset of the project during the design phase and continues through the warranty period of the completed facility. It encompasses all phases of design, construction, acceptance, and warranty period. By being involved from the beginning, KSG Building Commissioning will identify potential issues during the design phase, discover installation issues early on in the construction phase, and verify proper operation during the acceptance phase. Additionally, our team will return to the facility during the end of the warranty phase and interview building operation staff and assist in identifying outstanding operational issues as well as provide recommendations for continued commissioning and re-commissioning if necessary. Owner Project Requirement Documentation Work closely with the client’s Project management team to develop documentation to guide the design team in the sustainability goals, energy efficiencies, occupancies and the long term operational needs of the facility.

This documentation typically includes design criteria, systems capacities, redundancies and reliability features of the systems to be designed. USGBC LEED Enhanced Commissioning Perform fundamental commissioning services for the pre-requisite USGBC requirement. Services include the development, coordination and implementation of a Commissioning Plan. The Plan includes the commissioning of mechanical, electrical and water usages systems, construction inspections, pre-functional testing, functional testing, training oversight and operational handovers. USGBC Fundamental Commissioning Perform enhanced commissioning services as an independent third party firm. The building is composed of three basement levels, ground floor, 14 typical floors and a penthouse floor. QMA is aiming to have a full fit-out design for the building to accommodate their spaces and functional requirements. The building is currently constructed as shell and core. Accomplishments 1. The building is a B+G+4F+Ph and classified as office/merchant occupancy. The air conditioning system provided for the building is through ducted split A/C DX type with all the outdoor units sitting on the roof level. Basement parking has cabinet type exhaust fan for the ventilation requirement of the parking with the fresh air make up supplied naturally through ramp opening. Accomplishments 1. This development is to be a super regional retail centre with an entertainment. The DFC project will fall under QSAS Mixed Use Development certification while they meet the green building regulations. DFC (QSAS Mixed Use Development) attempts to pursue developing green building by adopting a comprehensive green building approach for the entire project. Accomplishments 1.
