  2. 2. Existing Conditions <ul><li>ZONING: Industrial, Research, Office, Commercial (IROC) </li></ul><ul><li>LAND USE DESIGNATION: Industrial </li></ul><ul><li>The subject property is located on SW 19 Court. </li></ul><ul><li>The property is currently vacant. </li></ul>

  4. 5. <ul><li>PREVIOUS CITY COMMISSION ACTION </li></ul><ul><li>The applicant received conditional site plan, variance and flex allocation approval to construct a 6-story, 130 room hotel on October 14, 2008. </li></ul><ul><li>CURRENT REQUEST </li></ul><ul><li>The applicant has stated that the project has been delayed due to the current state of the economy. </li></ul><ul><li>Applicant is requesting a one (1) year extension, until October 14, 2010. </li></ul>
  5. 6. Staff Recommendation <ul><li>Approval for one (1) year, per the applicant’s request, with the same conditions placed on the site plan as originally identified. </li></ul>
  6. 8. Land Use Flex IROC zoning permits hotels provided such commercial use does not exceed 20% of the industrial land designated on the Future Broward County Land Use Map within a flexibility zone. Therefore, this project requires the assignment of 2.34 acres of industrial to commercial flex.

Variance <ul><li>To allow one (1) loading berth; code requires four (4). </li></ul><ul><li>To allow the building height to be 6-stories; code allows a maximum of 5-stories. </li></ul><ul><li>LOADING BERTH </li></ul><ul><li>1 loading berth proposed at the north side of the hotel. </li></ul><ul><li>Code requires 4 loading berths. </li></ul><ul><li>Commercial loading requirements identified in the code are primarily intended for commercial and retail uses, not hotels. </li></ul><ul><li>This is consistent with previously approve site plans for hotels </li></ul><ul><li>BUILDING HEIGHT </li></ul><ul><li>Hotel will be 6-stories tall (5-stories max. allowed) </li></ul><ul><li>Height of the building meets code requirements; 55’ to ceiling provided (62’ allowed). </li></ul>

Site Plan <ul><li>Applicant is proposing 3 wall signs, on the north, east & south building elevations. </li></ul><ul><li>Each wall sign is 150 s.f. </li></ul><ul><li>The site plan was reviewed by the Fire Marshal, Public Services, the City’s landscape consultant and the Planning Division. The following item must be addressed by the applicant prior to issuance of a building permit: </li></ul><ul><li>1. Must provide copy of recorded plat prior to </li></ul><ul><li> issuance of a building permit or apply for plat at </li></ul><ul><li>this time, per Chapter 8, Section 8-5. </li></ul>
