It is </li></ul><ul><li>located on the east side of SW 32 nd Ave, north of Griffin Road. It </li></ul><ul><li>is bordered by vacant land to the north, single family residential to </li></ul><ul><li>the south and a 60’ wide canal to the east. </li></ul>

Flex Rule Allocation <ul><li>To allow the construction of a 20-unit apartment building on </li></ul><ul><li>a 1 acre property with Irregular Density (10) future land use </li></ul><ul><li>designation, which allows 10 units on this site. </li></ul><ul><li>The applicant is requesting the additional units stating that </li></ul><ul><li>20 units are needed to make this project successful. The </li></ul><ul><li>flexibility tables, certified by the Broward County Planning </li></ul><ul><li>Council, indicate that there is sufficient remaining </li></ul><ul><li>residential unit flexibility in this area, Flex Zone 81, to allow </li></ul><ul><li>the proposed number of units. </li></ul>

However, the proposed height of 43 feet </li></ul><ul><li>is requested to be able to construct 20 dwelling </li></ul><ul><li>units within the site boundaries while also meeting </li></ul><ul><li>setbacks, providing the parking area, maximum </li></ul><ul><li>open space and landscaping providing two </li></ul><ul><li>mangrove protection zones. </li></ul>

Variances <ul><li>PARKING </li></ul><ul><li>To allow for 40 parking spaces; code requires a </li></ul><ul><li>minimum of 47 spaces. </li></ul><ul><li>The applicant is proposing to provide 2 parking spaces </li></ul><ul><li>per each dwelling unit. The site plan provides an </li></ul><ul><li>additional 4 parallel parking spaces outside the west </li></ul><ul><li>property line adjacent to SW 32 nd Avenue. Since the </li></ul><ul><li>proposed on-street parking spaces are outside the </li></ul><ul><li>property lines, they cannot be counted toward the </li></ul><ul><li>total number of spaces provided. </li></ul>

  11. 12. Staff Recommendation FLEX Approval for 1 year. VARIANCES Approval, provided FAA has no objection to height. SITE PLAN Approval provided the flex units and variance requests are approved.
