Implementation of the Westside Master Plan <ul><li>The Westside Master Plan (WMP) was adopted by the City Commission December 8, 2009. </li></ul><ul><li>The Community Development Department is proposing to change the land use designation of the Griffin Road corridor to Local Activity Center (LAC), consistent with the recommendations of the WMP. </li></ul><ul><li>The WMP envisions this portion of Griffin Road to provide transit supportive housing choices, and employment opportunities for the community. </li></ul>

Proposed LAC <ul><li>Includes 155 acres of land immediately north & south of Griffin Road from Anglers Avenue to State Road 7. </li></ul><ul><li>Existing uses within the designation area will be allowed to continue. </li></ul><ul><li>New construction will have to be compatible with the new LAC designation. </li></ul><ul><li>LAC land use designation will allow mixed-use living, working, and shopping along Griffin Road. </li></ul><ul><li>LAC designation will encourage parcel aggregation. </li></ul>

Comprehensive Plan Amendment <ul><li>The proposed text amendment to the Comprehensive Plan will identify density and intensity specifications as follows: </li></ul><ul><li>LAND USES MAXIMUM INTENSITY (unless otherwise indicated) </li></ul><ul><li>Residential* 169 single family homes </li></ul><ul><li>400 townhomes </li></ul><ul><li>1091 garden apartments </li></ul><ul><ul><li>200 mid-rise apartments </li></ul></ul><ul><ul><li>Commercial 104.21 acres </li></ul></ul><ul><li>Industrial 1.14 acres </li></ul><ul><li>Office Park 8.6 acres </li></ul><ul><li>Utilities 1.6 acres </li></ul><ul><li>Parks and Rec. 5.6 acres (minimum) </li></ul>
  7. 7. Planning and Zoning Board Recommendation <ul><li>On March 17, 2010 the Planning and Zoning Board recommended approval. </li></ul><ul><li>Staff Recommendation </li></ul><ul><li>Approve. </li></ul>
