  2. 2. Rail is a great source of accessibility, but it also creates dis-amenities . How close can we get to it? Pretty close if we do it right: Place the less sensitive land uses close to it and increase to more sensitive with distance.
  3. 3. Parking is the least sensitive land use. So a three isle wide parking strip is placed closest to the rail strip
  4. 4. The Station comes next with commerce, offices and assorted employment; together they constitute the next level of sensitivity. This is also an area that is visited by many non-residents. It is important to give them high access without impeding the privacy of local residents.
  5. 5. Residential land use is the most sensitive and so it is placed across the road from the commercial and station strip. The non-stop street provides a convenient pedestrian and bike access facility between the residential and non-residential areas.

  7. 7. Numbers : On this virtual site, within a radius of 500 meters from the station entrance, there are 400 dunams of land. At 4 housing units to the dunam there can be 1600 dwellings. The next ring between 500 and 750 meters includes another 400 dunams that can house 800 dwellings at 2 units to the dunam. The commercial strip has 150 dunams of land and at an FAR of 200 can accommodate up to 300,000 sqm pf floor area or 10,000 employees
