  1. After years of buyers market, 6 months supply in C & O at end of 2nd Qtr 2013
  2. All areas trending down. Slowing rate of growth. Orange actually declined - below previous year.
  3. All areas trending up, in positive growth territory, including Orange. Triangle +10.0%, Orange +16.7%, Durham +8.1%, Chatham +5.7%
  4. Inventory up, takes longer to sell.
  5. Trending down, to significantly lower levels. Red number is YTD, Sept.
  6. Demand down, pressure on inventory. Triangle and Durham flat to down. Chatham and Orange growing. New Listings YTD Triangle – 0.8% Durham - 4.1% Chatham + 0.4% Orange + 3.3%

  8. Inventory lower, sales higher, means less supply. All declining. See our shift in 2014. Chatham used to have very large inventory. Now closing gap. Orange 5.6, Durham 2.9, Chatham 5.9, Triangle 3.7
  9. $460+ 9.5 months, $290-$459 5.2 months, $180-$289 3.8 months
  10. In general . . . After all, this is supposed to be about OC development
  11. Durham running through inventory as fast as it can be built. Lag time for new developments. Historically closer to Triangle average (last year 16%) Ask any realtor around you what their buyers think. Older, dated inventory, not shiny, bright and new. Too many of those older properties aren’t updated. Some things easy to fix – granite, but baths expensive, floor plans very difficult. Let’s face it, we don’t make it easy. RCD, NCD, impervious surface. Add to that some excellent schools outside our system, premium people need to pay to live here, increasing cost of living (tax increases), Risk of becoming a niche market.
  12. Those chicken littles who are out on the campaign trail decrying all the new residential in Chapel Hill, we have a long way to go before we have to worry. This is why we have had such slow growth in Orange County, ~1% per year on average. Dwarfed by the growth of our neighbors. Still very low density, too. If we do see increase in growth rate, it will most likely come from Mebane, Hillsborough and Efland.
  13. The long term threat. Orange – 2015 YTD ave 1985, med 1993 Chatham – 2015 YTD ave 2000, med 2007 Durham – 2015 YTD ave 1989, med 1997 Aging housing,functionally obsolete no updating, finally have new construction Quality of life – downtown durham and raleigh renaissance (civic pride), improved amenities, improved schools
