  1. 1. Real Property Ma Horror St Property management has itsjoys, but it also comes with its challenges. We picked a few of our favorite "horror" stories from the property Property Manager management field.
  2. 2. Thieves steal over $20,000 in rent checks. A Las Vegas, NV property management company had setup a convenient lock box so residents could drop off their checks after hours. One hot summer's evening in July 2014 thieves who had noticed the drop box of the property management company found a way to pry it open and steal the contents. Dozens of innocent renters had their checks stolen before they were cashed. The property managers said that the thieves took between $20,000 and $30,000 in checks. They also stole residents’ identities.
  3. 3. A _ One property manager found an alarming surprise when one of their tenants moved out. Not only had they left garbage and tons of clothes throughout the house, holes in the walls, and carpets destroyed, but as they went to inspect the yard a large, very hungry potbellied pig had been left behind and proceeded to chase after the property manager.

He opened it to find one of his residents crying because her . _ apartment was on fire. The property manager ran out to investigate, “ E7‘ ’ and sure enough not only was the resident's apartment on fire, the entire building was ablaze. He assumed she had already called 9-1-1, but when he got there, he found her roommate outside crying, and several other tenants taking pictures but found out no one had called 9-1-1 yet. Apparently everyone thought coming and getting the property manager was the first step.
  5. 5. After several months without a rent check a property manager serves a young couple an eviction notice. When he gets reports from neighbors about loud crashing coming from the house, he stops by to check on things. The door was ajar and several windows had been broken. He walks in to find a scene worse than he ever expected. There were holes and kid drawings in sharpie covering the _ lower two feet of every wall. All of the cabinet doors had been ripped off, and they had taken a sledgehammer to the toilets and sinks. They even superglued coins to the hardwood floor, all in all causing more than $80,000 in repairs. As it turns out, the property manager could have avoided this situation if he had discovered that they'd been evicted from half—a—dozen places before.
  6. 6. “T<4== .— l Late in the evening a property manager received a loud banging on the door. When she opened the door an angry resident greeted her. The resident explained that she needed the maintenance man to come over right away to install a bidet so she could use the bathroom. After explaining for almost twenty minutes why that was not an emergency the resident left in a huff, and followed up with a nasty email to the office saying that they refused to install the bidet and thus she couldn't use the bathroom and yet, she had lived there for three days.   7. 7. While it's impossible to predict how every situation will unfold, many of these stories may have been avoided with the help of modern property management software.
