Rooftop Solar System in Raheja Eternity, Mumbai

In phases, they installed 85 kW Rooftop solar system. And they are proud to say that there was a reduction in energy consumption from more than 830 units per day to 340 units per day within a span of six months.

During recent summer, the electricity bill even came down even to Rs. 5000 from the initial bill of Rs.3,59,000 a year ago. And at the same time, the maintenance charges came down to around to Rs.10,500 per quarter in place of Rs.54,000.

Introduction Salient Features: ❖ Building has 229 flats with three wings and 20 floors. ❖ It is located just adjacent to National Park. ❖ It has an over all area of 5,10,000 sq ft with two levels below ground level for parking. ❖ Occupancy started from April 2016. ❖ Society formed in December 2016. 308-09-2018

Introduction Salient Features (cont…) ▪ On the month of Society Formation, the monthly maintenance charge was Rs. 18000/-. • It was in fact extremely high. • On examining, found the high cost of maintenance was due to the combination of various factors. • One of the them found was on: • Very High Energy Consumption at more than 25000 units/month • As a result, Very High Energy Bill at more than Rs. 3,60,000/- per month To control this energy factor, Immediate Initiatives on Energy Conservation and Renewal Energy Generation was initiated . 408-09-2018

Initiatives on Energy Conservation in Dec -16 Month Action Initiated Dec-16 Regulations of high wattage lights in parking area ❖There were 541 high wattage tube lights in two levels ❖All of them were switched on for 24 hours ❖Selectively regulated the timings ❖50% of them were used for 12 hours and the rest for 24 hours ❖Energy conservation was in the tune of 70 units per day 1008-09-2018

Initiatives on Energy Conservation in Jan & Feb-17 Month Action Initiated Jan-17 & Feb-17 Replacement of entire high wattage tube lights with LEDs in parking area ❖There were 541 high wattage tube lights in two levels ❖All of them were replaced with LED bulbs ❖Identified and Isolated unwanted electrical loads ❖Replacement took 2 months ❖Energy conservation was in the tune of 235 units per day 1108-09-2018

Initiatives on Energy Conservation in Mar-17 Month Action Initiated Mar-17 Replacement of entire high wattage lights with LEDs in Lift Passages ❖There were 360 high wattage tube lights in 60 passages ❖All of them were replaced with LED bulbs ❖Replacement took more than one months ❖Energy conservation was in the tune of 165 units per day 1208-09-2018

Initiatives on Energy Conservation in Apr-17 Month Action Initiated Apr 17 Modification in Electric Circuit in stairs ❖There were 60 high wattage tube lights in stair cases ❖All of them were replaced with LED bulbs ❖Stair case lights were attached to the passage lights , running for 24 hours. ❖Modified the circuit and isolated the operation of stair lights ❖Regulated the time of operation of stair bulbs ❖Energy conservation was in the tune of 25 units per day 1308-09-2018

Initiatives on Energy Conservation in May-17 Month Action Initiated May 17 Energy Conservation in Elevators ❖There are nine large elevators . ❖Each Elevator had 6 high wattage tube lights. ❖Total there were 54 tube lights in 9 elevators, replaced with LEDs ❖Introduced sleep mode in the elevator electric circuit. ❖With this mode, lights are automatically switched off , if the lift is not used for more than a minute. ❖Energy conservation was in the tune of 87 units per day 1408-09-2018

Initiatives on Energy Conservation in June-17 Month Action Initiated June 17 Energy Conservation through Rooftop Solar ❖First phase of Rooftop Solar System( 65kw) commissioned. ❖The power generation is connected to Tata Power Grid. ❖During the month, there has been reduction in monthly energy bill by Rs. 50,000/- . ❖Renewal Energy generation through Solar System started. 1508-09-2018

Initiatives on Energy Conservation in July-17 Month Action Initiated July 17 & Aug 17 Energy Conservation through Installation of Motion Sensors & Second Phase of Solar System ❖Second phase of Rooftop Solar System(16.5 kw) erection started. ❖Meanwhile, installed 55 motion sensors on stairs for further conservation of energy. ❖Renewal Energy Generation further saved is 15 units/day 1608-09-2018

Initiatives on Energy Conservation in Sept-17 Month Action Initiated Sept 17 ❑ Energy Conservation through Installation of Second Phase of Solar System. ❑ Commissioned the 16.5 kw Solar System on 26/9/17. ❖With total installed capacity of 81.5 kw Solar System, the peak generation was 377 kwh ( units) per day. 1708-09-2018

Execution Staff Involvement: The in-house staff were fully involved in executing: ❖ Removal of high wattage tube lights fittings. ❖ Fixing fittings for more than 600 LED bulbs ❖ Fixing of more than 55 Motion Sensors ❖ Regular weekly cleaning of Solar Panels ❖ Monitoring daily generation of energy from Solar 1908-09-2018

Execution Residents’ Involvement: There has been deep involvement of residents at different stages for: ➢ Procurement of LED products & Fittings ➢ Preparation of specs for Rooftop Solar and getting them vetted through TERI, Delhi and awarding the job. ➢ Obtaining approval from M/s Tata Power prior to installation of Solar System. ➢ Replacement with LED bulbs and erection of Rooftop Solar. Moreover, nothing would have been possible without the approval of residents in AGMs. 2008-09-2018

Impact • Environmental: ➢Reduction in Emission of CO2 by 66% ➢Reduction on Energy Consumption by 74% • Social: ➢Highly impacted to the residents near by to replicate such steps on Energy Conservation ➢Society Children have been highly energised and self motivated to sustain the movement. • Financial: ➢Saving in terms of monthly energy bills by 94% ➢One of the major contributors in the Reduction of Maintenance Bill by 78%, from Rs. 18000/- per month in Dec 16 to 4000/- per month as on date. 2308-09-2018
