What We Do: Complete Deal Evaluations: Including site selection, market study review, study of comps, site conditions, environmental, zoning and entitlements, traffic study review, RE tax abatement requests, site plans and civil, conceptual construction and development budgeting, deal packaging, and financial structuring. Full Entitlements: Selection of subcontractors for civil, architectural and land-use attorney, value engineered planning, community charettes, planning board submissions and approvals, project scheduling, public contributions such as a TIF, grant or subsidy when available. Development Management: Full capital structuring, sourcing and closing, contractor selection and negotiations, including sub-contracting requirements, AIA contract, and negotiated general conditions. These are typically guaranteed maximum price (“GMP”) or design build. We ensure that the contractor meets/ exceeds the diversity requirements. Full oversight includes daily presence on the site, hourly photo log of work in progress and daily reporting. (This is necessary to defend against change orders and to prevent faulty work or errors and video log of union workers when relevant). Development management requires full coordination of the all aspects of the project with all of the stakeholders and contractors to ensure that the project is executed on time and on budget.
