Faulty Wiring Resulted in Power Loss When Appliances Plugged In

DOB issued a violation notice to landlord after tenant complained and DOB’s inspector observed defective wiring in use in tenant’s apartment. When an appliance was plugged in to a kitchen outlet, power was lost to the entire apartment. Landlord argued that tenant had previously complained to HPD, which issued no violations. Landlord’s licensed electrical contractor stated that there were no code violations in tenant’s apartment. The ALJ ruled against landlord and fined it $800. Landlord appealed and lost. Landlord presented insufficient evidence to refute DOB’s finding that the apartment had defective wiring. There was also no proof that correction of the violation was underway on the inspection date.
