  • LEED is a global green building rating system that is being used by top companies all around the world.

    LEED certification is given to buildings and spaces that demonstrate a high level of environmental sustainability and performance metrics.

    LEED works for all types of buildings – including homes and entire communities – in all phases of development whether it’s a new building, an existing one, a core & shell spec development, a tenant fit out or an condo/apartment building and single family home.

  • LEED is a symbol that demonstrates significant achievement.

    LEED-certified buildings get a plaque attesting to their status. To businesses and landlords, this is a great way to use this widely recognized green brand to reinforce their own green credentials.
  • The way LEED works is projects pick and choose from a variety of green strategies and outcomes that are worth “points” which are all designed to create a better building. The strategies are organized into seven categories:

    location & transportation; the building site; water efficiency; energy; materials & resources; indoor environmental quality; innovation and any regional priorities like drought, climate and other issues.

    Applicants rack up points for everything from energy-efficient appliances to non-toxic paints and passive solar systems.
  • Depending on how many points your project earns within the LEED categories, that will determine your level of LEED certification.

    There are four levels of LEED certification: Certified, Silver, Gold and the highest level – Platinum.

  • The top reason people cite for using LEED? LEED buildings save money. But that isn’t all - LEED buildings have a reduced impact on the land:

    They use less energy by utilizing energy efficient appliances, installing meters and timers, engaging in building commissioning and by taking advantage of alternative energy such as solar, geothermal and wind – to name a few. These strategies not only lower utility bills, they also reduce the need for dependence on foreign fuel sources and help reduce carbon emissions.

    They use less water by using efficient plumbing fixtures, using non potable water, choosing locally adapted plants – all saving potable water and reducing water bills.

    LEED buildings use fewer resources by using materials with recycled content, durable and reclaimed materials and also using regionally sourced supplies and materials.

    They also have better indoor air quality and provide a healthier and happier environment for occupants by offering views to the outdoors, fresh air and reduced contaminants in the space. This optimizes health and wellbeing – very important factors since we spend 90% of our lives indoors!

    There are also several social reasons that people cite for using LEED:

    Encouraging sustainable business practices, of which LEED is heavily focused on.
    Creating a sense of community due to LEED’s attention to community infrastructure and access to public transportation.
    Also, supporting the domestic economy as LEED draws heavily on local service providers and calls for materials to be manufactured within a 500 mile radius, to name a few examples.

  • LEED buildings are built to high standards, keeping everyone accountable so that when you see the LEED plaque on the front of a building, you know exactly what you are getting.

    If you think about the foods that you eat – you can buy a $3 box of crackers and know exactly what is inside of them. But what about an $8 million dollar commercial building? Shouldn’t you have information that details everything about that structure – from the materials used to create the building to the info about it’s energy and water use?

    That is what LEED delivers.
  • Another big reason building owners cite for using LEED is the powerful PR and storytelling benefits associated with LEED certification. Companies know that sustainability is not merely an add on to their business strategies, it is a fundamental piece of their business strategy.

    LEED enables companies to walk the walk and demonstrate to customers, clients, prospective and current employees, and others that they care about the environment and that they value those who are living, working and using their buildings.

    It has become increasingly evident that a sound sustainability strategy protects a company’s reputation; it drives innovation and employee engagement, it satisfies consumers and attracts and retains top talent; it demonstrates compliance and leads to market differentiation - all key ingredients for long-term growth and profitability.
  • Today there are nearly 80,000 projects participating in LEED.

    In fact, 80 of the world’s Fortune 100 companies are actively using LEED to help manage their properties and tell their sustainability, corporate social responsibility and environmental social governance (ESG) performance stories.

    Every day 1.8 million square feet of construction space is getting certified.

    The 2016 Dodge SmartMarket World Green Building Trends report noted that 60% of respondents forecast their projects will be green by 2018.

    LEED is in 160 countries across the globe.
  • Over time, tangible benefits from LEED certification that building owners are reporting include: reduced operating cost; reduced absenteeism, higher resale value, less time on the market, faster lease up rates and reduced risk.

    Building owners feel strongly that in order to classify a building or office space as class A, some type of third party verification/certification is required and is expected.
  • LEED buildings are commanding higher rental rates as compared to conventional structures leasing up more than 20% faster than average.
  • LEED buildings are reporting tangible numbers such as these, which translate to a real return on investment.

  • And while the costs of doing LEED are minimal, LEED will pay for itself in a matter of 1-3 years.

    The cost to register a project for LEED is between $900-1200. And to certify, the average certification fee ranges from $2750 (projects less than 5000 gsf) up to $27,000 (projects more than 500,000 gsf).

  • Of course, the people using the building every day are truly the ones who benefit from LEED certification.

    LEED certified buildings have better air quality, promote employee health & wellbeing, reduce employee absenteeism and sick days and increase general productivity rates.

    Since the personnel costs of salaries and benefits typically surpass operating costs of an office building, strategies that improve employees’ health and productivity over the long run can have a large return on investment. IEQ goals often focus on providing stimulating and comfortable environments for occupants and minimizing the risk of building-related health problems.

    To make buildings places where people feel good and perform well, a selection of strategies that promote efficiency and conservation must be balanced with those that address the needs of the occupants and promote well-being. Ideally, the chosen strategies do both: the solutions that conserve energy, water and materials also contribute to a great indoor experience.


  • A big issue in building construction has to do with sick building syndrome. Sick building syndrome is a condition affecting office workers, typically marked by headaches and respiratory problems, attributed to unhealthy or stressful factors in the working environment such as poor ventilation.

    LEED buildings are designed to mitigate this syndrome through strategies that increase indoor environmental quality and provide fresh air to occupants.
  • The hallmark of LEED is integrated design which means that the entire project team comes together from the beginning so that time, money and resources involved in designing and constructing the building can be maximized. For you, this means fewer delays and cost overruns.

    Conventional planning, design, building, and operations processes often fail to recognize that buildings are part of larger, complex systems. As a result, solving for one problem may create other problems elsewhere in the system.

    In contrast, an integrated process is highly collaborative. This approach requires the whole project team to think of the entire building and all of its systems together, emphasizing connections and improving communication among professionals and stakeholders throughout the life of a project. It breaks down disciplinary boundaries and rejects linear planning and design processes that can lead to inefficient solutions.

    Although the term integrated design is most often applied to new construction or renovations, an integrated process is applicable to any phase in the life cycle of a building.

    Even though an integrated-design approach requires more efforts at the front-end – a lot of time and energy will be invested upfront early in the design phase where you have maximum flexibility to impact the design and coordinate everything with your LEED goal objectives.

  • There are also rebates and incentives that LEED qualifies owners for. By gaining LEED certification, owners can take advantage of an ever-increasing number of local, state, and federal incentives relating to green building.

    Incentives include tax breaks, density bonuses, fast-track permitting, grants and more.
  • LEED buildings are third party verified by GBCI – Green Business Certification Inc. – which is a credentialing and certification body that recognizes excellence in green business industry performance and practice globally.

    GBCI exclusively administers project certifications and professional credentials and certificates within the framework of the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) green building rating systems as well as several other rating systems that are designed to improve the sustainability performance of the built environment.

  • Third party verification is important. It provides transparency and validation.

    Without that assurance, projects can face various market disadvantages, such as “opportunity costs, accelerated obsolescence, or structural competitive disadvantage.”

    On the public buildings front, third-party verification is critical to showing taxpayers that their money is being well-spent on sustainable, resilient buildings that save energy and money.

    But certification, a prominent display of leadership, also has a large impact on the community - maximizing the overall quality of life for everyone.
  • LEED certification involves a process that is conducted through LEED Online where extensive documentation and description is required in order to achieve the certification.

    While the technical requirements are rigorous, the strategies and approach is very do-able and the outcome is the best performing building possible.
