Tableau is a 36-storey mixed-use building designed by Wallman Architects featuring 410 residential suites, 25,000 sq.ft. of office space and retail space at the ground level. Suites and amenities are beautifully designed by Cecconi Simone with outdoor space and landscape created by Claude Cormier Landscape Architects. The signature element of the building is a structural "table" on which the residential portion of the building sits, strategically locating it above the site's existing warehouse building. The front of this building is being reinterpreted and reconstructed and will accommodate the commercial office space, ground floor lobby and retail. The table structure also creates a large, four-storey colonnaded public plaza on Richmond Street.

  6. 6. BELOW THE TABLE Our colonnade’s mosaic-tiled floor, soaring columns, and reinterpreted heritage building are a feast for the eyes. Adding spice to the creative flavour: Shayne Dark’s dynamic “Nova”. The integration of private and public space makes for an inspired place. That’s why we initiated a design that will simultaneously empower, beautify and enhance our corner while reinterpreting the façade of the existing heritage building on Peter Street. Through the concept of a “table” we’ve created a four-storey colonnade that acts as the stage for the design contributions of Shayne Dark’s “Nova” installation, Claude Cormier’s tiled “Ying” plaza and his opposing “Yang” urban park, and the dynamic transparent lobby wall designed by Cecconi Simone. These elements all come together below the table to turn an underutilized corner of downtown into a vibrant addition to Toronto’s South Soho neighbourhood.

But what you will really adore are the retractable doors. Open your kitchen up. Close it when you don’t need it. Work the options. Floor-to-ceiling rolling doors can be found throughout the suite that allow you to change, modify or enlarge the space to your liking. Below the Table Heritage Building Our conscious conservation of the area’s mercantile past, by designing a table to sit above the existing heritage building. The Plaza Designed by Montreal-based Claude Cormier, the mosaic- tiled plaza defines the Richmond Street urban space adjacent to the reconstructed warehouse building. A new public green space, also by Cormier, creates a juxtaposed natural escape across the street. The Sculpture A vibrant green 90’ high art installation by Shayne Dark entitled “Nova”. Specifically designed to interact with, and project through, the table, it takes its place as an integral – and iconic – feature of the building design. Lobby and Elevators The ground floor consists of residential and commercial lobbies designed by Cecconi Simone. The residential lobby will be 18’ high, with terrazzo floors and a marble clad feature wall on one side, and floor-to-ceiling windows overlooking the public plaza. Four high-speed elevators: two serving floors 5 to 21 and two serving floors 22 to 36. All elevators access the underground parking levels. Commercial Space Accessed through a Peter Street lobby, Floors 2 and 3 will be commercial office space of approximately 25,000 sq.ft. THE MENU Building Details Environmental Features • A “smart” urban development, Tableau is being developed on a downtown site, close to public transit, using existing municipal infrastructure. • Residents will benefit from membership in an on-site car-share program. • Tableau will have a green roof and a rainwater storage system, allowing rainwater to be collected and used for on-site irrigation. The collection and use of rainwater on-site has a major benefit of reducing and possibly eliminating storm water runoff into the city’s storm water system. • All suites will have water efficient toilets, faucets and showerheads; zero VOC- emitting paints and low-emitting paints, coatings, adhesives, sealants and flooring. • Overall energy usage will be reduced as against the Model National Energy Code for Buildings by using energy efficient windows and lighting, Energy Star™ appliances** , high-efficiency boilers, and heat recovery ventilators (HRVs). Installed to recover heat typically exhausted from suites, HRVs have the added benefit of importing fresh air directly from the outside, rather than through corridors. • All units will be individually metered for hydro, allowing occupants to control their electricity use – and be rewarded for an energy- conscious lifestyle. • An advanced recycling system will be installed in the building, allowing residents to separate recyclable materials at source. • Full building life-cycle commissioning will be put in place, reducing callbacks and complaints and ensuring that the building and all its equipment operate at the optimum performance level. • A comprehensive education and training program will be offered to residents upon occupancy to ensure that everyone understands the benefits of the building’s sustainability features and will be able to take full advantage of them.
