Located south of King Street East, between River Street and the Don River, Toronto's River City Condominiums are the newest addition to the vital, ever-expanding West Don Lands community.
A five building community of over 900 loft-style condominiums and family-friendly townhouses, together with street-level restaurants, cafes, and boutiques, it is about a new way of living, and a new style of living, unlike any other in Toronto.

Conceived by Montreal-based Saucier+Perrotte Architects, working together with Toronto-based ZAS Architects, River City will look like nothing else in Toronto.
Neither typically modern nor in any way historical, Saucier+Perrotte's design at River City will combine bold forms with inflected planes, dark panels with transparent glass, and raw materials with soft landscaping, all in ways that reflect our unique surroundings.

Developed by Urban Capital and designed by Saucier + Perrotte Architects, one of Canada's most respected and award-winning design firms, River City will be a collection of bold forms and innovative spaces.
The West Don Lands will be a sustainable community where design excellence, sustainability and technology come together. Designed to be a lively and vibrant neighbourhood, it will offer a mix of housing for people at all stages of life and income levels. It will feature nine hectares (23-acres) of parks and public spaces, 6,000 new residential units of which 1,200 will be affordable housing, transit connections within five minutes of each home, and 750,000 square feet of employment, commercial and community space. The revitalization of West Don Lands will proceed over the next 10-12 years in three phases.

The Jewel of River City Created by Saucier+Perrotte as a dramatic contrast to the edgy, dark exteriors of Phases 1 and 3, the sleek white design of Phase 2 will stand out as a luminescent jewel against the industrial feel of the buildings surrounding it. Three glass mini-towers are connected on each floor with fully glazed passageways; units are constructed to look like boxes jutting in and out and pivoting eft and right.   6. 6. The Lobby Tall, narrow and elegant, the entrance to River City Phase 2 speaks to the building’s careful, angular aesthetic. Appearing as a sleek vertical slot in the façade of the building, the two-storey entryway opens into a dramatic, light-filled lobby with sophisticated proportions and striking black and white finishes. It’s a beautiful entrance - and it also serves as a spare, contemporary pathway to the lush greenery of the Don River Park.

The courtyard, shared between Phases 1 and 2, contrasts undulating grasses and textured ground cover with the straight lines and modern edges of a floating deck and a heated, illuminated lap pool. The overall feel is that of a polished wooden boat slicing through gentle waves. Conceived by renowned Montreal architects Gilles Saucier and Andre Perrotte, River City Phase 1 is a darkly beautiful structure with a modern sensibility and a nod to the industrial nature of the area’s past. It combines bold forms and playful angles, dark panels and transparent glass, raw materials and soft landscaping, all in ways that reflect River City’s unique surroundings. Phase 1 is made up of two buildings, each with soaring lobbies and high-design amenities. The buildings are connected via a three storey enclosed bridge, similar to the industrial design of warehouse buildings in New York, Chicago and Montreal. Like people, these buildings fit in by being completely unique - and truly themselves.
  16. 16. NATURE+INDUSTRY Saucier+Perrotte’s award-winning design for River City takes its inspiration from the formerly industrial West Don Lands site. The beautiful new condominiums are designed to evoke the industrial structures that preceded them - and subtly mimic the lush shapes of the green spaces that will surround them in the future. Hard elements contrast with soft, and light with dark. The shapes of the buildings bring those contrasts subtly into play, creating appealing organic shapes that fit into the landscape – but stand out from the crowd. Green surrounds them in the form of parkland and beautiful landscaping. Thoughtful design turns utilitarian urban infrastructure into sculpture – the Richmond-Adelaide ramps, which bisect the neighbourhood, become an integral feature of the community, turning the buildings that surround them into an inviting gateway for people entering the downtown core. No element is overlooked or forgotten – even the area underneath the ramps becomes an appealing space with great landscaping, intriguing art installations and a children’s playground. There’s a beautiful neighbourhood rising from the industrial wasteland that was the West Don Lands. But it has taken tremendous vision to break ground on that vibrant reimagining of this underused parcel of land. In the 1900s, the West Don Lands was a dynamic industrial area with busy factories and warehouses. But by the 1970s, rapid deindustrialization had effectively shut the area down. Industries moved, factories closed, and the area lay vacant for decades. For years, it was boarded up on King Street and cut off from the city by the Don River to the east, the Gardiner Expressway to the south and the not-yet-restored Distillery District to the west. The West Don Lands became a place completely outside the consciousness of Torontonians. In 2006 things changed. The province put the West Don Lands into the hands of Waterfront Toronto. They developed definitive plans, public funds were set, and development began. Now the area is experiencing an exciting renaissance, and massive steps towards redevelopment have been made. A flood protection landform has been built to protect the area from Don River flooding. Don River Park and the highly innovative Underpass Park are nearing completion. Work on the River City development is in progress. And a developer for the Pan Am Games’ Athletes Village has been announced. The 18-acre Don River Park is a lush urban retreat of rolling hills, native woodlands and open lawns – and River City is situated right beside it. A new type of urban space In the West Don Lands, roads will be designed as “woonerfs,” European-style laneways that erase the boundary between street and sidewalk, providing common public space shared by pedestrians, cyclists and slow-moving vehicles. Streets will be dotted with public art. And everything will be steps from a streetcar stop; a brand new streetcar line will connect the waterfront to King Street for easy access to downtown. A green neighbourhood The West Don Lands is one of the first communities in Canada to achieve Stage 1 LEED ND (LEED for Neighbourhood Development) Gold certification. LEED ND goes beyond rating individual buildings, tracks overall smart growth, urbanism and green building, and ensures a comprehensive sustainable approach to new development. Pan Am Games The next few years will see the building of world-class infrastructure for the 2015 Pan Am Games. The West Don Lands is the site of the Games’ Athletes’ Village; designed and managed by Waterfront Toronto, this village will be a showcase of modern design, sustainable architecture, and technological innovation, all touchstones of River City itself - and all guaranteed to be in place by summer 2015. Unique outdoor spaces River City will front onto River Square, where public seating spots and market stalls will create a vibrant area shaded under a canopy of trees. ENVIRONMENT 1.REDUCE AS MUCH AS POSSIBLE WHAT IT TAKES TO BUILD AND THEN LIVE IN OUR BUILDINGS: • River City represents “smart growth” development on a dense urban site, close to public transit, using existing municipal infrastructure • A hybrid car and bike share program will be available to all residents, reducing the need for individual cars • Overall energy usage will be significantly reduced by using an energy efficient building envelope and lighting, high-efficiency boilers and chillers, Energy Star appliances, and energy recovery ventilators (ERVs) that recover heat typically exhausted from suites • All units will be individually metered for electricity, heating/cooling and water usage • Units will contain dual flush toilets and water efficient faucets and showerheads, as well as sustainable hardwood flooring and other finishing materials • Full building life-cycle commissioning and a comprehensive education and training program will be put in place, ensuring optimal equipment performance and resident “buy-in” of the sustainability features 2.CREATE A HEALTHY LIVING ENVIRONMENT IN THE SPACES WE BUILD: • ERVs have the added benefit of bringing in fresh air directly from the outdoors, rather than through the corridors, as is typically the case in non-LEED® buildings • Units will be finished with low “off- gassing” materials such as formaldehyde-free flooring, low- emitting paints and coatings, and water-based adhesives and sealants 3.REDUCE WHAT OUR BUILDINGS PUT INTO THE ENVIRONMENT. • Buildings will have vegetated green roofs and a rainwater storage system, allowing rainwater to be collected and used for on-site irrigation as well as for irrigating the neighbouring parks, and reducing stormwater runoff into the city’s stormwater system • An advanced recycling system will be installed in each River City building, allowing residents to separate recyclable materials at source • All units will come with condensing dryers, which draw out water from wet clothing rather than heat them and expel the resulting hot air from the building 4.OFFSET ANY REMAINING IMPACTS SO THAT OUR OVERALL DEVELOPMENT IS CARBON NEUTRAL: Climate change is the most significant environmental risk to the future of our planet. In order to combat this risk, action is needed to reduce our reliance on fossil fuels and other practices that release greenhouse gasses into the environment and cause our climate to deteriorate. River City is at the vanguard of our society’s response to the climate change phenomenon. In designing this development we have taken significant steps to reduce our “carbon footprint” right from the start. However, it is currently impossible to fully eliminate carbon generation in any building, so our aim is to offset remaining impacts to achieve a development that is “carbon neutral."
