  • Craigslist services 570 cities in 50 countries. 7th most visited site in US. Has become a familiar place for people to start searching for just about anything they are considering purchasing. Craigslist serves over twenty billion page views per month, putting it in 37th place overall among web sites worldwide and 11th place overall among web sites in the United States (per on January 8, 2010), to over 49.4 million unique monthly visitors in the United States alone (per on January 8, 2010). With over eighty million new classified advertisements each month, Craigslist is the leading classifieds service in any medium. MOST IMPORTANT - Craigslist is a low/no cost marketing tool that can generate a tremendous amount of traffic to your website and home buyer and seller leads.
  • Craigslist is known for it’s simple design with little updates over the past 15 years and it free forum for people to advertise literally just about anything good or bad. If you want more information on the company and the background of Craigslist visit this page and/or Wikipedia. For the purposes of this session I am going to try to focus on how we can best use Craigslist to generate buyer, seller or agent leads and increase profits.
  • I had a closing yesterday with a cash investor that responded to a Craigslist ad I posted 2 weeks ago. He purchased a short sale listing one of my agents had just gotten approval on. That was over $2000 I made off a Craigslist ad this week with less than 2 hours invested in the entire transaction from posting the ad to closing the transaction. The most amount of time I spent was in the car from the office to the house and the office to the closing. I am not trying to blow smoke up anyone's back end while Steve is over in another room asking to see peoples back end so I wanted to show you an email I got last night from a buyer I will be meeting with on Wednesday off of a Craigslist ad I posted Sunday morning. As you can see it comes from Craigslist with a warning to avoid scams but this one reads… I could have responded with Lauren “Are you stupid? There is a link to Google maps and Yahoo maps at the bottom. Just click on it.
  • But instead I wrote back answering her question and offering assistance. As you can see she responded that she needed a Realtor to help her and asked if I would. Note the time in which it is taking each of us to respond.
  • a. For instance if you want first time buyers focus on listing properties that would be attractive to first time buyers. If you are looking to work with cash investors advertise listing that investors would be attracted to.If you don’t have listings contact one of the agents in your office that doesn’t already advertise on Craigslist and ask them if you can advertise their listing for them. This gives them another great marketing tool to share with their seller and you an opportunity to generate buyer leads.*** Story about Jeanna getting people asking “Can you help me get out of foreclosure?” or those trying to sell you something.*** Craigslist won’t let you post the same ad over and over. So in order to post more frequently, you need several posting options. Design the ads so they send consistent traffic to your website, e-mail or phone. Try different times and days to post and see which posting generate the most traffic and make a plan to post your ads at those peak times. a. Don’t post early in the morning because the ads will fall to the bottom of the list quickly. Be consistent about posting. If you don’t have time, assign it to an assistant or allow a motivated tech savvy agent in your office to market your listings on Craigslist for you.
  • Creating an account allows you to see what ads you have posted, which have expired, which have been flagged and more from one convenient location. Craigslistwill store these ads in your account for 180 days. This allows you to go back in and with the click of a button renew/relist a property/ad without having to rewrite the ad or save it on your hard drive. This also allows you to see which ads have been deleted and flagged to know if your content was in the wrong category.
  • Color coding makes it easy to know which listings are active on Craigslist and which ones have been flagged or expired.
  • Be sure to place your ads in the for sale by broker section.
  • I am going to show you how to use Postlets in just a couple of slides. This screen allows you to put in a posting title, specific area, price and number of bedrooms. This is the information that will be listed in the line item section of the postings. When you add the address at the bottom Craigslist will automatically add a link to Google maps and Yahoo maps right from the ad.
