Live® ECONOMIC TALKING POINTS NCREIF’s Property Index (NPI) shows steady gains for third quarter • The NPI, a proxy for returns on private institutional real estate, returned 1.67% quarterly return in the third quarter and 7.2% year over year. This is decomposed into a 1.11% income return and 0.56% appreciation return. • This report paints a picture of stable gains increasingly from income for commercial real estate. By comparison, the second quarter return was 1.81% with the decline coming from the appreciation component.

Live® ECONOMIC TALKING POINTS Malls stumble as neighborhood and community shopping centers stabilize in third quarter • REIS reported that mall vacancy jumped to 9.1% from 8.6%, due mainly to a set of Sears stores that finally closed in August. Neighborhood and community centers held steady at 10.2%. • The effect of legacy big-box retailers failing will distort statistics well into 2019 and maybe longer. In reality, many retailers are very healthy and expanding.
