Live® ECONOMIC TALKING POINTS Consumer confidence falls back to 2017 levels • The Conference Board’s measure of Consumer Confidence fell -9.8 points to 121.5 in latest report. The Present Situation Index fell to 162.6 from 170.7 and the Expectations Index fell to 94.1 from 105.0. • Still, these numbers are quite healthy, and declines may represent present fears more than economic reality, but only time will tell.

Live® ECONOMIC TALKING POINTS FASB lease accounting changes starting to impact income statements and balance sheets of tenants • The rule changes for accounting of leases took effect in January of ’19 for public companies and will take effect in January of ’20 for private companies. As such, efforts are underway to effect the required changes at firms of all sizes nationwide. • The open question of whether it will deter long-term leases by firms is still to be fully seen. However, flexible co-working operators are seeing this as an advantage as their model is based on short-term contracts. The final impact to real estate values is still in question despite years of planning.
