Live® ECONOMIC TALKING POINTS Unemployment falls to 50 year low as hiring surges • According to the BLS, the unemployment rate fell to 3.6%, a rate not seen since December of 1969, as monthly hiring came in at a robust 263,000 new jobs in April. • This report shows a very healthy job market complete with rising wages. This will continue as strong catalyst for all commercial real estate sectors for 2019 and likely into 2020 and further.

Live® ECONOMIC TALKING POINTS Apartment vacancies decline for first time since ’16 as rate of new supply falls • REIS reported the first recorded decline in national apartment market vacancies, a very slight decline from 4.81% to 4.76%. One quarter prior, this is the first quarter-over- quarter decline since 3rd quarter of ’16. • The slight reversal in vacancy trends is likely due to lower than normal new supply. Rents grew at just 0.5% for the quarter, as affordability pressures still restrict rent growth in many markets.
