Live® ECONOMIC TALKING POINTS Economy growing faster than expected in first quarter • According to the advance estimate by the BEA, first quarter GDP reached 3.2% annualized growth exceeding almost all economists’ expectations, thus shrugging off fears of a slowdown in 2019. • Overall, the economy remained highly resilient in the face of trade war fears, gov’t shutdown, and other headwinds. As such, many calling for increased risk of downturn in ’19 have revised their forecasts upward.

Live® ECONOMIC TALKING POINTS New supply added in first quarter far below trend level • REIS data showed marked declines in the rate of new apartment units as well as office and retail square footage in the first quarter compared to 2018 quarterly numbers. The decline is far greater than seasonality would explain. • The declines in completions represent prior fears of oversupply and cycle position. Given the reality of the macroeconomy, this could point to rising rents and values of existing commercial assets.
