Live® ECONOMIC TALKING POINTS Lending markets got more competitive in 2018 • According to RCA, the US commercial mortgage market was competitive in 2018 as market share was divided more equally between lender categories than in prior years. • In prior years, lending was more concentrated from sources such as Gov’t Agency and CMBS. The effect of competition appears to have more competitive pricing counteracting the effect of rising rates in ’18.

The first development using the OZ tax breaks, a limited-service hotel in Arizona, has broken ground. • Investors should make sure OZ investment frenzy does not lead to oversupply in these designated markets and thus lower values long term, a risk of “tax motivated” deals.
