Live® ECONOMIC TALKING POINTS Cross-border activity played major role in 2018 deal volume • RCA data showed that 17% of all deal volume in the US originated from foreign buyers, just short of the 2015 record high of 18%. • If global investors reduce activity in 2019, it is likely to help cool commercial real estate markets this year. As of now, it is still too early to tell.

Live® ECONOMIC TALKING POINTS Modular construction of apartments being tested in NYC, may become national trend • New York City is funding a 581-unit affordable housing development in Brooklyn that will be constructed using “modular” techniques, where the bulk of the build occurs at a remote factory and then assembled on site. • Given that affordable housing is in shortage nationwide, developers and investors may look to take this trend nationwide. Further, it could easily fit strategies that work with the new opportunity zone programs.
