Live® ECONOMIC TALKING POINTS Smaller properties significantly outperform larger ones in 2018 per CoStar • With data through end of 2018, CoStar reports that its equally weighted index (smaller properties) grew 0.2% in December and 5.9% for the year. While, the value weighted index (larger properties) fell -0.5% in December and was up only 1.8% for the year. • Overall, 2019 appears to be set for continued price growth, but at a slower pace than 2018, given the trend that has been in place since mid-2018.

Live® ECONOMIC TALKING POINTS Increasing activity in Mall deals suggest retail is far from dead • RCA reports that deal volume in US malls surged 846% in 2018 as investors found cause to transact many trophy retail properties given strong underlying fundamentals. • If one can factor away distressed and properties impacted by bankrupt big boxes, retail is actually very healthy and could be a large source of growth in the coming years.
