Touring Our Factory… <ul><li>As with any assembly line production facility, we at Pleasant Valley have laid out our plant to for the most efficient use of space and manpower. </li></ul><ul><li>This allows us to maximize production, reduce costs & overhead and maintain the high product quality that has become expected with the Pleasant Valley product. </li></ul>

Touring Our Factory… <ul><li>The following presentation may over simplify the complex nature of an assembly line base facility that can build 4 complete homes (8 floors) in a single 8-hour day. </li></ul><ul><li>However, it does provide a good overview of the production process. </li></ul>

Touring Our Factory… <ul><li>A key advantage of the assembly line concept is that since a factory operates at a predictable volume, raw materials can be purchased in bulk at lower cost thus lowering the cost of the finished product while still being able to use quality goods. </li></ul><ul><li>Pleasant Valley has 100’s of sq. ft. dedicated to indoor storage of these raw materials. </li></ul>

  15. 15. Touring Our Factory… <ul><li>The obvious place to start our journey is at the beginning! </li></ul><ul><li>Our first stop through Pleasant Valley’s state of the art manufacturing plant is the Floor Shop. </li></ul>
  16. 16. The Floor Shop <ul><li>The floor is laid out on a template and built to the ridged State Modular Code. </li></ul>

  18. 18. The Floor Shop <ul><li>Insulation is added, if optioned in, and the floor is decked. </li></ul><ul><li>All plumbing lines are stubbed through the floor system as a standard feature. </li></ul>
  19. 19. Interior Walls <ul><li>Next, interior walls are attached to the floor assembly with hardened washer head screws rather than nails. This provides added strength and ensures no separation. </li></ul>

  22. 22. Floor Vinyl <ul><li>At this time the floor vinyl, which is purchased in bulk, is installed. </li></ul><ul><li>Don’t worry! The flooring is protected with a special covering throughout the production process. </li></ul><ul><li>Upon completion of the floors, we move on to the walls. </li></ul>
  23. 23. Sidewall Assembly <ul><li>All sidewalls are constructed on a template. </li></ul><ul><li>Each wall is a single long assembly, complete with drywall and insulation. </li></ul><ul><li>All door and window cut-outs are completed. </li></ul>
  24. 24. Sidewall Placement <ul><li>Once complete, the sidewalls are lifted into place and attached to the floor assembly </li></ul><ul><li>Independent Right & Left Sidewall stations greatly speed up the process. </li></ul>
  25. 25. End walls <ul><li>In a similar manner, the end walls are built on templates and set in place. </li></ul>
  26. 26. Finalizing Wall Attachments <ul><li>All exterior walls are securely attached to the floor assembly using hardened washer-head screws, lag bolts and steel reinforcement straps. </li></ul>
  27. 27. Wrapping Up The Walls <ul><li>At this point, all of the work on the interior walls, sidewalls and end walls has been completed. </li></ul><ul><li>Most of the interior drywall panels are also in place. </li></ul>
  28. 28. The Roof Assembly <ul><li>Using another specialized template, the roof assembly is constructed. Drywall panels are then attached to the trusses to form the ceiling. </li></ul>
  29. 29. The Roof Assembly <ul><li>Pleasant Valley builds a variety of roof systems based upon the customer’s needs. </li></ul><ul><li>A 5/12 roof that has the heaviest basic construction in our industry is standard. </li></ul>
  30. 30. Interior Ceiling Finish <ul><li>Once complete, the roof assembly is moved, as a single unit, over the spray booth where the interior ceiling is completed. </li></ul><ul><li>Inside this spray booth, the drywall ceiling is given a residential finish. </li></ul>
  31. 31. Setting The Roof Assembly <ul><li>Using one of three 10-ton cranes, the entire roof/ceiling assembly is lifted into place atop the home. </li></ul><ul><li>Each roof truss is toe-nailed to the top wall plate & then reinforced with hurricane straps. </li></ul>
  32. 32. Completion of the Framing <ul><li>In this photo, you can see that the roof is now free from the crane and fully in place. </li></ul><ul><li>This completes both the interior and exterior framing for the home. </li></ul>
  33. 33. Electrical System – Rough In <ul><li>Before completing the interior wall panels, the remaining electrical wiring is roughed in. </li></ul>
  34. 34. Final Drywall Work <ul><li>All remaining drywall panels are installed. </li></ul><ul><li>Panel joints and screws are prepared for the final plaster finish. </li></ul>
  35. 35. Plastering of The Walls <ul><li>With the drywall panels the electrical wiring in place, the walls are ready for plaster. </li></ul><ul><li>A luxurious plaster finish will be applied by a team of skilled craftsmen </li></ul>
  36. 36. Exterior Walls <ul><li>For added strength, the sidewalls and end walls are wrapped with OSB (Oriented Strand Board). </li></ul><ul><li>The entire exterior is then wrapped in a vinyl moisture barrier. </li></ul>
  37. 37. Installing The Windows & Doors <ul><li>With the exterior surface complete, all of the door and window assemblies are installed into the holes cut out on the wall templates. </li></ul>
  38. 38. Vinyl Siding is Installed <ul><li>The home is now sided with the style and color of vinyl siding selected by the customer. </li></ul><ul><li>Pleasant Valley only uses quality name-brand siding for years of service! </li></ul>

  40. 40. Completing The Home’s Exterior! <ul><li>As you can see, this home’s exterior is just about complete. </li></ul><ul><li>While misc. items are addressed on the outside, work continues inside the home. </li></ul>
