  2. 2. Copyright 2017 Neil Kearney, Kearney Realty Co. Sales are down 11.1 percent when compared with August of 2016
  3. 3. Copyright 2017 Neil Kearney, Kearney Realty Co. Although 2014 may appear to be an outlier on this graph it was actually the “normal” before 2015. In the first half of 2017 you can see inventory was increasing over the previous year but in the last two months that trend has seemed to revert to decreasing inventory staying consistent with the general post 2014 trend.
  4. 4. Copyright 2017 Neil Kearney, Kearney Realty Co. 36% of the active single family listings were under contract at the end of August. This further confirms the trend that we have been seeing since earlier in the year of more active listings to view
  5. 5. Copyright 2017 Neil Kearney, Kearney Realty Co. The red line shows new listings to the market in Boulder County on a weekly basis. You can see over the past couple of weeks that New Listings have followed the same general trend of previous years.
  6. 6. Copyright 2017 Neil Kearney, Kearney Realty Co. This chart shows the number of properties going under contract each week. You can see this number took a distinct dip in early August but has been able to quickly recover sitting just above last year at the same time.
  7. 7. Copyright 2017 Neil Kearney, Kearney Realty Co. Through the end of August sales are down 6% from 2016 and down 15% from 2015.
  8. 8. My View of the Market Current Trends in the Market: Although inventory increased during the first half of the year we have begun to see a decrease of inventory over July and August. It will be interesting to see if this decrease continues in the fall following the same trend we have seen consistently over the past couple years. After seeing homes stay on the market longer as well as experiencing price reductions we can begin to see the shift to a neutral market from the strong sellers market that Boulder County has experienced recently. Price appreciation has slowed in comparison to earlier years as a result of an increased supply and decreased demand.
