Theory x and theory y are stillreferred to commonly in the field of management and motivation, and whilst morerecent studies have questioned the rigidity of the model, McGregor’s X-Y Theoryremains a valid basic principle from which to develop positive management styleand techniques. It includes press releases, release notes, articles etc. For thestudy on mega builders we used data and information from those sources. We alsohave gathered information from their website. 9

The company then gain ground and became very wellknown in real estate sector. From the very beginning Mr. Murad Iqbal Chowdhury the founder of the companytook over the reins of the company and since then there has been no looking back. Intime with the active support of the other helping hands, the company hasprogressed rapidly adding new projects at a very rapid pace and the companybecame financially very healthy by this time. Now, the company has many projects at different places in Dhaka city. Motivational factor:Motivational factors are used to increase the productivity and participation of theemployee so that organization can easily achieve their goals and objectives.Mega builders use different motivational factors to encourage their employees so thatthey exert their highest effort to fulfill the organizational goal. Communication system: One of the very important factors, on which the success of a organization dependslargely. If an organization fails to ensure appropriate communication system , it willnever be successful. A proper communication system from the lower to upper and upperto lower is very essential to be successful.Communication is the transfer of information and understanding from one person toanother person. It is a way of reaching others by transmitting ideas, facts, thoughts,feelings and values. Its goal is to have the receiver understanding the message as it wasintended. 14

It usually requires 8steps, whether the two parties talk, use hand signals, or employ some advancedtechnology means of communication.The steps are following_____  Develop an idea  Encode  Framing  Transmit  Receive  Decode  Accept  Provide feedback.Like most companies Mega Builders has also a very nice and well organizedcommunication system.They have given their employees a greater autonomy to give and receive each and everyinformation to the authority and from the authority.All vital issues related to management and organization is properly communicated to theemployee.They arrange a general meeting each year and all employees from lower level to higherlevel has the equal right to participate in it. Participation process of mega builders:What is participation?Participation is the mental and emotional involvement of people in group situations thatencourages them to contribute to group goals and share responsibility for them.This definition entails three important ideas- • Involvement • Contribution and • ResponsibilityParticipation means meaningful involvement rather than mere muscular activity. Itmotivates people to contribute and show their creativity to achieve the organizationalgoals.Participation encourages people to accept responsibility to their group activities.Why are participations popular?  Participation tends to improve performance and job satisfaction.  Increase the productivity of firm’s  Provide power opportunities earlier to minority workers in an increasingly diverse workforce.Mega Builders is very much concerned about their employee participation. They alwayswant to ensure greater participation of their employees to fulfill the organizational goals.They attempt to take different measures to increase greater participation of theemployees.   21. 21. Empowerment:Empowerment can be defined as the degree to which the employees of the organizationare given power to take decision by themselves. Or to what extent power is given to theemployee.Mega builders provide the employee enough power to participate in the annual generalmeeting. The opinion of the employees are taken cordially and these are considered asvery important factor when take the final decision.Employee emotions and values are given priority to a greater extent here. Their opinionsare given priority here. As it is private limited company, ownership is much moreimportant here and most of the decisions are made by the top level management.Specially, important decisions regarding the management of the company are taken by thetop management.ConflictConflict arises from disagreement over the goals to attain or the methods used toaccomplish these goals.Conflict also arises due to task independence, ambiguity of roles, policies and roles,personality differences, ineffective communication, competition over scarce resources,personal stress and differences in attitudes, beliefs and experiences.Conflicts are also seen in Mega Builders like other organizations. They handle it verywisely.If there is any conflict within a department, the department head try to solve it. If he failsto solve it by himself, he informs it to the top management to solve.But when there is any conflict in the top management, it becomes very serious a harmfulas well for the organization. Usually this situation doesn’t appear. But if really there isany situation, the authorities first try their best to identify the actual problem and try tosolve it. But if they fail, they have to fire one of the employees to control the situation. 21
  22. 22. Conflict can both be constructive or destructiveConflict is often seen as a destructive phenomenon, but it is a limited view. In fact, if allconflict with co workers is avoided, each party is likely to deprive useful informationabout other’s preference and views. Conflict is not all bad; rather it may result in eitherproductive or non productive outcomes. A more positive view, then , is to see that conflictis nearly inevitable and to search for ways in which it can be result in constructiveoutcomes.Some benefits of conflicts are following…..  People search for new ways to reduce conflict in future which increase their innovative power.  It helps them to experiment new ideas.  Hidden problems are brought to surface by it, so that can be further solved.Once the conflict is solved, people become more committed towards their work, so thatno conflict arises in future.Some disadvantages are also prevailed. These are given bellow………  If it becomes too long, it may focus on personal issue.  At professional level the team work or cooperation may deteriorate.  It can raise personal stress level by declining one’s image to others.  Motivation level of employee can be reduced.Organizational Power and politics:Power is the ability to influence other people and events. It’s the leader’s stock-in-trade,the way that leaders extend their influence to others.Organizational politics refers to intentional behaviors that are used to enhance or protect aperson’s influence and self interest while also inspiring confidence and trust by others.In mega builders internally there is no direct influence of employee power and politics butpower and politics are inter-related. 22

Change:In case of any type of change in the organization, the employees are properly informed.They are properly handled to cope with the changing environment. • Employees are informed before implementing the change. • Their opinions about the change are also taken. • These are considered properly before implementing change. • Employees are well trained to cope with the new change in the organization.In case turnover,From the perspective of employee:They must inform the authority at least 3 months before changing the job. Otherwise theywill cut of their 1 month salary.From the perspective of employer:Before firing any employee, authority must inform the employees before 3 months. 23
